3405 Shelbourne is envisioned to see the establishment of new and diverse housing forms to the neighbourhood including missing middle housing. The project will offer studio, one, two and three bedroom condo homes including family-oriented ground level suites and feature an expansive outdoor courtyard amenity offering year round opportunities for connection and play.
The architecture and landscape have been carefully designed to complement the neighbourhood. A series of architectural frames between floors 2 and 6, providing visual relief and interest to the elevations and optically reducing the building height.
The interior faces of the frames are treated with warmer wood cladding and guard rails. A combination of white and dark stucco and balconies with glass guards creates a visual hierarchy and achieves a lightness and playfulness.
This project will greatly enhance the streetscape with a landscape plan that is drought-tolerant and rich in biodiversity and pollinators to enhance the surrounding ecosystem. The gardens are designed with an urban approach in mind with raised planters forming separations between public and private spaces.
Located in the Camosun neighborhood, the proposal has been developed in response to both the Saanich Official Community Plan (OCP) and Shelbourne Valley Action Plan (SVAP).
