For Calgarians who want to call Glendale home, we are proposing a sensitively scaled townhouse-style development — steps from the 45 Street LRT Station and local community amenities such as parks, paths and schools. To realize this vision, we have submitted a Land Use Redesignation (aka “zoning”) Application. The site’s current M-C1 District (aka “zone”) supports apartment-style developments up to four storeys in height. We are proposing a change to the H-GO District which is intended for a range of low scale housing forms up to three storeys in height.
We have recently expanded the Glendale 17 site to include three neighbouring properties, and plan to build a series of two to three storey courtyard-oriented townhouses through three phases of development. A concurrent Development Permit (DP2022-06295) is currently under review by the City for Phase One (4931 & 4935 17 AV SW). The development vision for the three new properties (4919, 4923 & 4927 17 AV SW) is similar to the first phase and a phased development permit for these three lots will be submitted to The City in the near future.
The comprehensive development vision for all three phases includes a total of 25 townhouse-style units with 25 associated Secondary Suites and 25 enclosed parking stalls; as well as a secure bike and mobility storage room, and a secure waste and recycling room, for each phase of development.
