{"id":92344,"date":"2014-06-24T13:42:44","date_gmt":"2014-06-24T17:42:44","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=92344"},"modified":"2024-02-19T03:00:39","modified_gmt":"2024-02-19T08:00:39","slug":"265-east-houston-les","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/archives\/265-east-houston-les","title":{"rendered":"Construction revival: 265 East Houston in LES unfreezes itself"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/2014\/06\/265-east-houston-les.html\/265-east-houston-2-3\" rel=\"attachment wp-att-92358\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-92358\" alt=\"265 East Houston 2\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2014\/06\/265-East-Houston-22.jpg\" width=\"750\" height=\"908\" \/><\/a><\/p>\n<p>Long-stalled <a href=\"https:\/\/www.livabl.com\/new-york-ny\/new-homes\" target=\"_blank\" rel=\"noopener\">265 East Houston<\/a> in the Lower East Side is actually progressing.<\/p>\n<p>Also known as 179 Suffolk Street, the site on the southwest corner of Houston and Suffolk has a complicated history. In 2008, developer 265 East Houston LLC purchased the property from Iglesia Pentecostal Arca de Salvacion for $500,000, according to public records.<\/p>\n<p>Permits were filed in March 2008 for a new apartment building, and construction began in 2009, <a href=\"http:\/\/www.boweryboogie.com\/2013\/12\/revisiting-stalled-project-site-265-east-houston\" target=\"_blank\" rel=\"noopener\" class=\"external\">Bowery Boogie<\/a> reported. In April 2010, excavation work on the site cracked neighboring 255 East Houston, a day care center named Action for Progress. Building inspectors issued a stop-work order, and the day care was forced to leave its permanently destabilized building.<\/p>\n<p>Then, as Bowery Boogie reminds us, &#8220;all went silent\u2026 for three years.&#8221;<\/p>\n<p>In December 2013, <a href=\"http:\/\/evgrieve.com\/2013\/12\/10-story-building-in-works-for-suffolk.html\" target=\"_blank\" rel=\"noopener\" class=\"external\">EV Grieve<\/a> spotted a new rendering posted at the vacant lot and newly approved plans for a 10-story, 14-unit building. The <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=9&amp;passjobnumber=110115973&amp;passdocnumber=01\" target=\"_blank\" rel=\"noopener\" class=\"external\">latest round of permits<\/a>, issued earlier this month, calls for 2,527 square feet of community space and 11,522 square feet of residential space. Astoria-based Defonseca Architects is the architect of record. According to the Schedule A filing, there will be a church on the first and second floors, with apartments starting on the third floor. A duplex will occupy the entire 10th level and part of the ninth level.<\/p>\n<p>The in-progress building is about halfway to its final 118-foot, 10-story height. On-site construction signage says the project will be finished around Fall 2014.
