The revamped, vertically embiggened building will rise 75 feet, with about 6,929 square feet of commercial space and 13,191 square feet of residential space spread over at least 28 apartments (Schedule A filing says 28 units, plan exam application says 33). Gene Kaufman is the architect of record. It will have storage, bike storage, a laundry room, retail on the cellar to second floors and a second-floor common terrace.<\/p>\n<p>The corner project will sprout on a 72-foot-wide lot, according to the plan exam application. However, this presents an ontological problem, for 227 Grand is neither 72 feet wide or located on the corner:<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/2014\/06\/223-227-grand.html\/227-grand-2\" rel=\"attachment wp-att-91995\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-91995\" alt=\"227 Grand 2\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2014\/06\/227-Grand-2.png\" width=\"800\" height=\"495\" \/><\/a><\/p>\n<p><em>Image: <a href=\"https:\/\/www.google.com\/maps\/@40.718655,-73.995462,3a,45y,203.96h,118.25t\/data=!3m4!1e1!3m2!1snoccnGT-uNG66f1E8nGJQA!2e0\" target=\"_blank\" class=\"external\">GMAP<\/a><\/em><\/p>\n<p>However, 227 Grand&#8217;s neighbors, No. 223-225, <em>are<\/em> located on the corner:<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/2014\/06\/223-227-grand.html\/223-225-grand\" rel=\"attachment wp-att-91997\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-91997\" alt=\"223-225 Grand\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2014\/06\/223-225-Grand.png\" width=\"800\" height=\"494\" \/><\/a><\/p>\n<p><em>Image: <a href=\"https:\/\/www.google.com\/maps\/@40.718655,-73.995462,3a,37.5y,252.94h,95.05t\/data=!3m4!1e1!3m2!1snoccnGT-uNG66f1E8nGJQA!2e0\" target=\"_blank\" class=\"external\">GMAP<\/a><\/em><\/p>\n<p>Keep that curiosity in mind. According to a retail listing on LoopNet, the project will be completed Fall\/Winter 2014. In January 2013, 223 Grand Street Property filed permits, approved last month, for a <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=7&amp;passjobnumber=121483484&amp;passdocnumber=01\" target=\"_blank\" class=\"external\">new seven-story, 21-unit building at 223 Grand<\/a>, which is actually on the corner of the block, unlike 227 Grand.
