Morris Adjmi<\/a> and AA Studio<\/a> are designing a new five-story, mixed-use project at 89 Grand Street in Williamsburg.<\/p>\n

Located between Wythe Avenue and Berry Street, the development will rise 70 feet tall, with 10,107 square feet of residential space spread over just three units. There will also be 1,955 square feet of community facility space, 872 square feet of commercial space and a parking garage, according to permits<\/a> filed last week. There will be two apartments on the second floor, while floors 3 to 5 will be occupied by a triplex.<\/p>\n

Developer Phillip Riese of investment firm Riese & Others acquired the site via LLC for $4 million in 2012, according to public records.<\/p>\n

The 50′ by 55′ brick property, marketed as a conversion or “unique mansion” opportunity, was divided into three open lofts measuring about 2,400 square feet each, according to the Corcoran listing. Interiors had exposed brick walls, wooden beams and hardwood floors. The basement was set up as a recording studio, and the third floor had a mezzanine, skylight and balcony. The three-story building, delivered vacant, came with an adjacent irregular vacant lot with 6,204 buildable square feet.<\/p>\n

In the neighborhood, Adjmi is also the architect for 287 Broadway, now called 282 South 5th Street. As we reported earlier this month<\/a>, the Midwood Investment & Development rental project will have 82 apartments, a 17,000-square-foot commercial health club and a full Williamsburg battery of amenities, including a roof deck, dog run and communal vegetable garden.<\/p>\n
