A new mixed-use development by the Hudson Companies could be arriving at 1299 Nostrand Avenue in Prospect-Lefferts Gardens.<\/p>\n

The eight-story building on the corner of Clarkson Avenue will have 170 apartments, clocking in at 145,456 square feet total. The project, designed by Jonathan Kirschenfeld Architect, will have enclosed parking for 85 cars, bike storage, a gym, yoga room and roof terrace, according to the plan exam application filed March 21st<\/a>.<\/p>\n

The project will rise on an 230′ by 200′ assemblage of five lots at 1295-1299 Nostrand Avenue and 306-310 Clarkson Avenue. Asking $10 million, the parcels came with 145,720 buildable square feet and an as-of-right 421a tax abatement, according to the CPEX listing<\/a>.\u00a0The individual lots measure 3,200 to 20,000 square feet for a total of 36,430 square feet, The Real Deal<\/a> reported.<\/p>\n

In the neighborhood, Hudson is also behind 626 Flatbush, a 23-story rental tower with 254 units, 20 percent of which will be affordable. “It’s incredible how much change is on the horizon,” Hudson’s vice president and director of fund investments Alison Novak told the New York Times<\/a> in a profile of the area’s recent development boom. Novak estimated that from 1993 to 2013, fewer than 200 apartments were developed in Prospect-Lefferts Gardens, but now more than 1,000 new housing units are in the works.<\/p>\n
