We’ve got a streetside rendering of L+M Development Partners’ 149 Kent Avenue<\/a> at the corner of North 5th Street.<\/p>\n

The seven-story, mixed-use building will have 164 units, according to permits filed June 2013<\/a>. The 70-foot-tall structure will have about 129,522 square feet of residential and 14,588 square feet of commercial space. GF55 is the architect of record. The development will include attended parking, bicycle storage, private rooftop terraces and a common rooftop terrace. Of the 164 apartments, 33 units will be affordable, according to the Schedule A filing<\/a>.<\/p>\n

L+M acquired the site, which had a 40,000-square-foot warehouse, for $19.98 million in July 2012, The Real Deal<\/a> reported. The firm partnered with Toll Brothers, City Living and RD Management on the mammoth Northside Piers project nearby.<\/p>\n

A demolition permit for the existing structure at 149 Kent was filed June 2013, and the building was torn down. The new project will be finished in Spring 2016, according to construction signage.<\/p>\n

When we interviewed L+M’s Tell Metzger on The Adeline<\/a> in Harlem, he did mention the firm’s plans for a Williamsburg “80-20 rental building, across the street from the work we did at Northside Piers.” We’re guessing this is it!<\/p>\n
