<\/a><\/p>\nImage: GMAP<\/a><\/em><\/p>\n Several single-family buildings are gracing a development site at 295 Hicks Street in the Brooklyn Heights Landmark District.<\/p>\n The three single-unit townhouses will each be four stories and 50 feet tall, according to the plan exam<\/a> application<\/a> filed February 5th<\/a>. The project will rise on a parking lot, with Nikolai Katz Architect as the architect of record. Each home will have a fourth-floor terrace.<\/p>\n The developer is an LLC affiliated with SDS Procida, which developed the Studio 322 at 322 Hicks Street and On Prospect Park.<\/p>\n Catholic Charities, Diocese of Brooklyn owned the property for more than 30 years before selling it in December 2012, the Brooklyn Eagle<\/a> reported. The 48′ by 100′ lot traded hands in an all-cash transaction valued at $4.325 million, according to Massey Knakal<\/a>, which handled the deal. The sales price equates to about $414 per buildable square foot \u2014 the highest price for a development site in the neighborhood’s history.
