{"id":72988,"date":"2014-01-24T15:25:34","date_gmt":"2014-01-24T20:25:34","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=72988"},"modified":"2014-01-24T15:34:07","modified_gmt":"2014-01-24T20:34:07","slug":"151-maiden-lane-fortis","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/archives\/151-maiden-lane-fortis","title":{"rendered":"Fortis plans residential tower for Seaport site at 151 Maiden Lane"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p>More details have trickled out for 151 Maiden Lane, the block-long Seaport site of possibility that Fortis Property Group purchased in September.<\/p>\n<p>The 250,000-square-foot downtown Manhattan waterfront site, which has no height restrictions, traded for $64 million, <a href=\"http:\/\/therealdeal.com\/blog\/2013\/09\/05\/fortis-snaps-up-fidi-development-site-for-64m\/\" target=\"_blank\" class=\"external\">The Real Deal<\/a> reported. The vacant lot, made up of two parcels, is bounded by Maiden Lane, South Street, Fletcher Street and Front Street.<\/p>\n<p>A residential tower approximately 52 stories tall and with about 95 apartments will rise on the property, Fortis CEO Jonathan Landau told the <a href=\"http:\/\/www.nytimes.com\/2014\/01\/22\/realestate\/commercial\/jonathan-j-landau.html?_r=0\" target=\"_blank\" class=\"external\">New York Times<\/a>.<\/p>\n<p>The site allows for the development of a mixed-use 249,242-square-foot building, with up to 138,468 square feet for residential use and the remaining 110,774 square feet for commercial or hotel use. Fortis had the option of building a single mixed-use tower or two individual projects, but it looks like the developer is going full residential.<\/p>\n<p>&#8220;We&#8217;re just going to build the residential tower and we&#8217;re selling off the hotel site,&#8221; Landau told the Times.<\/p>\n<p>The development&#8217;s asking prices will be between $2,000 to $3,000 per square foot, with construction starting in the next four or five months.<\/p>\n<p>The seller, Key Development Group, previously tapped John Fotiadis Architect PLLC to design a <a href=\"http:\/\/151maidenlane.com\/\" target=\"_blank\" class=\"external\">40-story mixed-use tower with 175 apartments and a five-star hotel<\/a>.<\/p>\n<p>This exterior rendering from <a href=\"http:\/\/fortispropertygroup.com\/portfolio_1\/151-maiden-lane-new-york-ny\/\" target=\"_blank\" class=\"external\">Fortis&#8217;s site<\/a> reveals a slightly different design:<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/2014\/01\/151-maiden-lane-fortis.html\/151-maiden-lane-fortis-3\" rel=\"attachment wp-att-72994\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-72994\" alt=\"151 maiden lane fortis\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2014\/01\/151-maiden-lane-fortis1.jpg\" width=\"630\" height=\"633\" \/><\/a><\/p>\n<p><em>Rendering: Fortis Property Group<\/em><\/p>\n<p>Will this be the final look for 151 Maiden Lane?
