The space, a corner lot, is currently used as parking. The building will have 187 luxury rentals, and construction is scheduled to commence this month, according to builder Joy Construction.<\/p>\n<p>The project will have underground parking, bicycle storage and 14,586 square feet of commercial space. Here&#8217;s a rendering from a Joy Construction brochure:<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/2013\/12\/411-445-west-35th.html\/411-421-west-35th\" rel=\"attachment wp-att-69505\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-69505\" alt=\"411-421 West 35th\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2013\/12\/411-421-West-35th.png\" width=\"770\" height=\"423\" \/><\/a><\/p>\n<p><em>Rendering: <a href=\"http:\/\/joycon1st.com\/brochure-joy2.pdf\" target=\"_blank\" class=\"external\">joycon1st.com<\/a><\/em><\/p>\n<p>Across the Lincoln Tunnel entrance, we have 445 West 35th Street. The corner site will grow a 12-story, 125-unit building, according to the plan exam application filed <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=10&#038;passjobnumber=121659400&#038;passdocnumber=01\" target=\"_blank\" class=\"external\">December 19th<\/a>. There will be 92,469 square feet of residential space, 4,920 square feet of commercial space and 1,188 square feet of community facility space.<\/p>\n<p>A demolition permit was filed <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=10&amp;passjobnumber=121439531&amp;passdocnumber=01\" target=\"_blank\" class=\"external\">November 2012<\/a> for a
