<\/a><\/p>\nStep into the brightly-lit lobby of Emerald City 1<\/a> in Toronto and you\u2019ll be greeted by vibrant works of art that hang from the walls. While the space is not yet furnished, any resident who walks in for their Pre-Delivery Inspection (PDI) will be especially eager to move in. First impressions always count, right?<\/p>\n We met with Chris Bergman, the Director of Programs and Operations at PDI Pro, and Ken Wylie, a PDI inspector, to lead us through the process so homebuyers know what to expect when viewing their completed unit for the first time.<\/p>\n As we enter a one-bedroom suite located on the 15th floor, Chris briefly explains that a PDI is only an in-suite inspection. In other words, it doesn\u2019t focus on the balcony or outside corridors. \u201cThis is because balconies are a bigger question that take time to answer,\u201d he says. Once residents settle into their suite, they can note things like if water penetrates through the windows.<\/p>\n Afterward, Chris answers questions about hydro billing (it\u2019s individually metered) and warranty coverage. Then he hands over a 30-day form, which residents receive once they pick up their keys. Basically, homeowners have one month to notify Tarion, a corporation that regulates Ontario\u2019s new home building industry, of any outstanding defects that were initially missed.<\/p>\n Then comes the PDI inspection itself. Ken begins at the front door and sweeps around the suite clockwise — checking everything from the alignment of cabinet doors to explaining where the master water shut-off is located. \u201cIt\u2019s things you need to know as a homeowner but don\u2019t often think about,\u201d he says.<\/p>\n It pays off to be meticulous, and Ken approaches the inspection as if there\u2019s an art to it. He spots a scratch on the wall and quickly attaches a neon-yellow sticky beside it.<\/p>\n Once the inspection is complete, only minor deficiencies have been noted (a subtle scratch here and a small paint touch-up there). Overall, the process was a success!<\/p>\n \u201cWhen we leave, we want people to be well informed and happy,\u201d Ken says.<\/p>\n Interested in learning more about the development?
