Washington Avenue, the 10-story, 62-unit development will have 46,116 square feet of residential space, according to a plan exam application filed <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=1&amp;passjobnumber=121761913&amp;passdocnumber=01\" target=\"_blank\" class=\"external\">August 28th<\/a>.<\/p>\n<p>The project, designed by Jeffrey Cole Architects, will have <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JB2ScheduleAServlet?requestid=2&amp;passjobnumber=121761913&amp;passdocnumber=01&amp;allbin=1063353\" target=\"_blank\" class=\"external\">ground-floor duplex apartments<\/a> with private yards, as well as bike storage, a gym and outdoor recreation space.<\/p>\n<p>Demolition permits were filed <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=4&amp;passjobnumber=121677505&amp;passdocnumber=01\" target=\"_blank\" class=\"external\">July 31st<\/a> for the previous building on the property, a church. The 7,669-square-foot lot sold for $3 million in February, according to the listing by <a href=\"http:\/\/arielpa.com\/listings\/available-properties\/605-west-161st-street\/\" target=\"_blank\" class=\"external\">Ariel Property Advisors<\/a>.<\/p>\n<p>Developer Samuel Sutton and Jeffrey Cole Architects are also collaborating on an <a href=\"http:\/\/a810-bisweb.nyc.gov\/bisweb\/JobsQueryByNumberServlet?requestid=2&amp;passjobnumber=121511168&amp;passdocnumber=01\" target=\"_blank\" class=\"external\">eight-story, 41-unit apartment<\/a> building in Harlem. The 2272 Frederick Douglass Boulevard project will be completed in 2014, according to the <a href=\"http:\/\/jeffreycolearchitects.com\/portfolio-item\/2272-frederick-douglas-boulevard-42-unit-apartment-building\/\" target=\"_blank\" class=\"external\">architect&#8217;s site<\/a>, which
