Today we\u2019re diving into the rapidly evolving world of real estate marketing, where data, creativity and timing can make or break a campaign.<\/p>\n\n\n\n<p>Joining me is Alex Wan, co-founder of Periphery Digital, one of Canada\u2019s most forward-thinking digital agencies. Alex is known for his entrepreneurial mindset, his ability to connect people and ideas, and his talent for translating unconventional thinking into real growth.<\/p>\n\n\n\n<p>In this episode, we look at the current market landscape and talk about how smart advertisers are adapting. We get into where budgets are going, which platforms are performing, what creative is cutting through the noise, and what trends to watch in the year ahead.<\/p>\n\n\n\n<p><strong>The Market Backdrop: Tariffs, Interest Rates and Ad Spend<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>Let\u2019s jump right into it. How are macroeconomic forces\u2014post-COVID realities, tariffs, interest rates\u2014affecting how real estate developers and brands allocate their ad spend?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Major news cycles have enormous effects on digital marketing. Interest rate announcements or tariff updates create immediate shifts in how consumers search for homes. We manage around half a million dollars in Google Search spend from January to September, and across all clients we saw a significant decline in cost-per-click.<\/p>\n\n\n\n<p>Typically, falling CPC is a good thing. But in 2025 it told a different story: developers were pulling back. Google Search is auction-based, so cheaper clicks reflected fewer advertisers spending.<\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>But were people still searching?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Yes\u2014but behavior changed. In March and April, around the first tariff announcements and interest rate holds, impressions spiked dramatically. People were researching heavily. But click-through rates dropped to their lowest point of the year. So, users were curious but non-committal\u2014deep in research mode, not action mode.<\/p>\n\n\n\n<p><strong>Google vs. Meta: Where Budgets Are Moving<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>If intent is down on Google, does that signal builders should shift spend toward more visual platforms like Meta?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Google is still essential because it&#8217;s intent-driven. Those leads are typically higher quality. Meta is different: it shows ads based on user behavior and algorithms, not explicit intent. So the leads are cheaper but less targeted.<\/p>\n\n\n\n<p>Right now, we\u2019re seeing a clear budget shift. What used to be a 50\/50 split between Google and Meta is now closer to 35 per cent Google, 65 per cent Meta. Developers want more creative flexibility and lower acquisition costs.<\/p>\n\n\n\n<p><strong>Expanding Geographic Targeting<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>As the market gets tougher, are developers expanding their geographic reach?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Absolutely. Some clients see buyers coming from out of town, so they\u2019re testing campaigns in places like Whistler or Alberta. It\u2019s harder to target precisely, but interest is rising. In B.C. this is more common than in Ontario, where budgets are tighter and marketing feels more cautious.<\/p>\n\n\n\n<p><strong>How Builders Are Tightening and Shifting Budgets<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>As Google CPC falls and competition declines, are builders tightening budgets? Where are they cutting and investing?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Yes\u2014spend is consolidating toward Meta. Creative flexibility and lower cost-per-lead make it appealing. Developers also hesitate to run experimental tests unless they have healthy budgets, so riskier geographic or emerging-platform tests are more limited.<\/p>\n\n\n\n<p><strong>How Periphery Allocates Spend: KPIs and Deep Funnel Tracking<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What criteria do you use when deciding where to allocate spend?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>KPIs come first. We track:<\/p>\n\n\n\n<ul>\n<li>Number of leads<\/li>\n\n\n\n<li>Cost per lead<\/li>\n\n\n\n<li>Cost per acquisition<\/li>\n<\/ul>\n\n\n\n<p>After that, we look at engagement signals\u2014click-through rate, shares, reactions. But at the end of the day, real estate sales come from name, phone, and email. Impressions don\u2019t sell homes.<\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>How far into the sales funnel do you track?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>As deep as the client will allow. We can easily track cost-per-lead on Google and Meta, but what matters is SQLs\u2014Sales Qualified Leads. If we get 1,000 leads but only 200 are genuinely interested, that\u2019s a 20 per cent MQL-to-SQL conversion. That data allows us to optimize meaningfully.<\/p>\n\n\n\n<p>Developers used to be cautious about sharing CRM data. Now, with the market where it is, they\u2019re more willing to \u201copen the kimono.\u201d<\/p>\n\n\n\n<p><strong>Emerging Platforms: TikTok, Reddit and Beyond<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What about emerging or experimental platforms?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>There are tons\u2014TikTok, Reddit, Little Red Book\u2014though not all have strong analytics. We only invest where conversions and leads can be accurately tracked. TikTok is promising but very dependent on authentic creative.<\/p>\n\n\n\n<p><strong>Creators Are the New Targeting<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>Are you using traditional meta ads, or are you working with creators?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>A mix, but here\u2019s the biggest shift: Creatives are the new targeting.<\/p>\n\n\n\n<p>Meta\u2019s algorithms now prioritize content over manual audience targeting. So good creative determines who sees your ad. Creator-led content\u2014UGC, influencer partnerships, realtor content\u2014performs extremely well because it&#8217;s more organic and scroll-stopping.<\/p>\n\n\n\n<p>Developers shouldn\u2019t rely solely on polished renders. They need real storytelling and variety.<\/p>\n\n\n\n<p><strong>Budget Timing and Seasonality<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>Do developers keep spending consistently, or do they pause seasonally?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Historically, many paused in December or slowed down seasonally. We don\u2019t recommend it. You can never predict when someone is ready to buy. If you disappear for a month, you risk missing the exact moment a buyer becomes ready.<\/p>\n\n\n\n<p>We advise a steady baseline with optional boosts during peak phases.<\/p>\n\n\n\n<p><strong>Development vs. Corporate Brand Marketing<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>Do developers spend on their corporate brand, or only on specific projects?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Almost entirely project-based\u2014probably 99 per cent. Brand marketing is hard to measure and justify in today\u2019s environment. When budgets are tight, dollars go to project-level conversions.<\/p>\n\n\n\n<p><strong>The Million-Dollar Question: What Creative Performs Best?<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What creative attributes are performing best right now?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Variety. Variety and consistency.<\/p>\n\n\n\n<p>Traditional real estate campaigns rely on one expensive photo\/video shoot stretched across 8\u201312 weeks. That\u2019s no longer enough. Platforms reward fresh creative.<\/p>\n\n\n\n<p>Variety includes:<\/p>\n\n\n\n<ul>\n<li>UGC creators<\/li>\n\n\n\n<li>Realtor content<\/li>\n\n\n\n<li>Multiple narratives and angles<\/li>\n\n\n\n<li>AI-enhanced visuals<\/li>\n\n\n\n<li>Authentic lifestyle stories<\/li>\n\n\n\n<li>Traditional renders, but mixed with other formats<\/li>\n<\/ul>\n\n\n\n<p>Campaigns with diverse creative outperform static campaigns every time.<\/p>\n\n\n\n<p><strong>AI Tools for Creative and Data<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>Are builders bringing you AI-generated creative?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>More often, we\u2019re showing them what\u2019s possible. AI is incredibly useful for refreshing older content\u2014especially for projects stuck on the shelf with no budget for new shoots.<\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>And what about AI for analytics?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Absolutely. We&#8217;re heavily invested in AI infrastructure. The most important tool is Model Context Protocol (MCP).<\/p>\n\n\n\n<p><strong>Explaining MCP (Model Context Protocol)<\/strong><\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>MCPs act like USB dongles between platforms. For example, you can connect your CRM\u2019s API to an MCP, and it can feed precise data into your LLM without hallucinations.<\/p>\n\n\n\n<p>The LLM isn\u2019t guessing\u2014it\u2019s pulling real numbers directly from the source.<\/p>\n\n\n\n<p>Privacy is a common concern, but MCPs run locally. Data isn\u2019t uploaded or stored; it remains in the CRM.<\/p>\n\n\n\n<p>Set-up requires engineering skills, but once it\u2019s live, the data insights are extraordinary.<\/p>\n\n\n\n<p><strong>Future Channels: AI Ads and New Ad Ecosystems<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What emerging channels are you watching?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>TikTok and Reddit remain promising, but the big shift will be AI-native ad ecosystems.<\/p>\n\n\n\n<p>OpenAI has signaled that ads are coming to ChatGPT. That will redefine advertising:<\/p>\n\n\n\n<ul>\n<li>Massive daily user base<\/li>\n\n\n\n<li>Memory-based targeting<\/li>\n\n\n\n<li>Intent and historical context combined<\/li>\n<\/ul>\n\n\n\n<p>Imagine ads tailored to what someone asked three months ago\u2014game-changing.<\/p>\n\n\n\n<p>Meta is also experimenting with fully automated ad creation based on a budget and existing assets. It\u2019s early, and AI creatives can look unfinished, so a human layer is still crucial.<\/p>\n\n\n\n<p><strong>Underrated Trend: AI-Driven SEO<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What trend is underrated right now?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>AI SEO\u2014discoverability in LLMs.<\/p>\n\n\n\n<p>Many developers ignore SEO fundamentals. But good SEO today positions you to be discoverable in AI search tomorrow. It\u2019s not complicated, but it\u2019s often overlooked\u2014and in a tight market, it creates real advantage.<\/p>\n\n\n\n<p><strong>Overrated Trend: Legacy Media Without Measurement<\/strong><\/p>\n\n\n\n<p><strong>Matthew:<\/strong><br>What\u2019s overhyped or declining in ROAS?<\/p>\n\n\n\n<p><strong>Alex:<\/strong><br>Legacy media\u2014print, radio, even some blogs.<\/p>\n\n\n\n<p>Not because they don\u2019t work, but because they\u2019re not measurable. Developers need to see clear, trackable return on investment. Traditional channels don\u2019t offer that one-to-one visibility.<\/p>\n\n\n\n<p>Digital should be the baseline.
