\u201cWe try to understand and anticipate the needs of those buyers; we\u2019re trying to figure out what the wishes and wants are even before they know,\u201d Defortuna said. \u201cThat\u2019s because any large project you start today will be delivered four or five years from now. So, it\u2019s key to anticipate what new trends will be \u2014that includes what technologies, kitchens, bathrooms, and public spaces should look like.\u201c<\/p>\n\n\n\n

Defortuna also explained that the redefinition of the high-rise luxury experience goes beyond singles and couples. \u201cPeople are living in luxury units for longer periods of time \u2013 they need space for their families,\u201d he said.<\/p>\n\n\n\n
What does branding mean to the consumer?<\/strong><\/p>\n\n\n\nBryum asked Meltzer about branding for the discerning luxury high-rise consumer.<\/p>\n\n\n\n
\u201cI think branding means a couple of different things,\u201d Meltzer said. \u201cIt allows customers to feel that the product they’re buying or the condominium they’re buying in, that brand will lend itself towards a lifestyle they want. It allows them to have a shared expectation about the quality level of the design. Hopefully, also that translates into the services.<\/p>\n\n\n\n

A homeowner should feel as if their world extends beyond the walls of their condo into every aspect of the building, and with that comes a desire to take advantage of top-tier amenities. \u201cWe\u2019re always looking to expand the residence,\u201d she said. \u201cA resident doesn\u2019t need to use the office in their apartment \u2014 they can use the one in the common space because it\u2019s likely better equipped.\u201d<\/p>\n\n\n\n
\u201cWe need to remember that a residential space is part of a person\u2019s long-term life,\u201d Schrank said. \u201cIt\u2019s where you spend a lot of your time; it\u2019s where you make memories.
