{"id":226580,"date":"2022-11-08T09:57:00","date_gmt":"2022-11-08T14:57:00","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=226580"},"modified":"2022-11-08T10:11:22","modified_gmt":"2022-11-08T15:11:22","slug":"bcrea-high-rates-slow-economy-slow-home-sales-predicted-2023","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/news\/bcrea-high-rates-slow-economy-slow-home-sales-predicted-2023","title":{"rendered":"BCREA: High rates, slow economy and even slower home sales predicted for 2023"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><div id=\"attachment_226581\" style=\"width: 1010px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/11\/pexels-lukas-kloeppel-2416602-e1667918607167.jpg\" rel=\"lightbox[226580]\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-226581\" class=\"wp-image-226581 size-full\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/11\/pexels-lukas-kloeppel-2416602-e1667918607167.jpg\" alt=\"\" width=\"1000\" height=\"667\" \/><\/a><p id=\"caption-attachment-226581\" class=\"wp-caption-text\">Image via <a href=\"https:\/\/www.pexels.com\/photo\/person-wearing-blue-jeans-besides-gray-steel-fence-2416602\/\" class=\"external\" target=\"_blank\">Pexels<\/a><\/p><\/div>\n<p>Home sales in British Columbia are forecast to have dropped almost 35 per cent from their peak by the end of this year, says the\u00a0British Columbia Real Estate Association (BCREA).<\/p>\n<p>In 2023, sales are forecast to fall an additional 11.4 per cent.<\/p>\n<p>The prediction comes after home sales in the province reached a record high in 2021, only to <a href=\"https:\/\/www.livabl.com\/articles\/2022\/11\/home-sales-metro-vancouver.html\">drop off a cliff<\/a> in the second half of 2022.<\/p>\n<p>\u201cThe factors that drove unprecedented housing market activity over the past two years, including record low mortgage rates, buyer preference for extra space and the ability to work remotely are now unwinding,\u201d BCREA chief economist Brendon Ogmundson said. \u201cAs a result, there has been a significant shift in the housing market, which we anticipate will continue through 2023.\u201d<\/p>\n<p>Continued high interest rates and rising inflation paint a gloomy picture for Canada\u2019s economy in 2023. As a result, market activity is anticipated to fall even further below normal levels.<\/p>\n<p>This year, B.C. saw slow sales activity on the market that led to an increase in inventory. Normally increased inventory means lower prices, but the numbers seen now are coming out of a record low, so there\u2019s not enough supply to create substantial downward pressure on prices just yet.<\/p>\n<p>However, it\u2019s not all bad news \u2013 especially if you\u2019re a buyer on a budget waiting for the right time to get in.<\/p>\n<p>Housing prices across the province are still lower than they were at their peak earlier this year, so even flat prices from the current levels mean west coast residents can expect to see a minimum 5 per cent drop in the median home price in
