This includes the iconic 75-storey <a href=\"https:\/\/www.livabl.com\/toronto-on\/one-bloor\">One Bloor Tower<\/a> and <a href=\"https:\/\/www.livabl.com\/toronto-on\/the-gloucester-on-yonge\">The Gloucester on Yonge<\/a>, previously one of the three Toronto condo towers that went into receivership under Cresford Developments that was later relaunched by Concord Adex.<\/p>\n\n<p>Thanks to a recent development application, the Church and Wellesley region could welcome another high-rise tower into its mix.<\/p>\n<p>In late April, a site plan approval and zoning by-law amendment <a href=\"http:\/\/app.toronto.ca\/AIC\/index.do?folderRsn=5QMDRsOlQd01IPtF0vG5rg%3D%3D\" class=\"external\" target=\"_blank\">application was submitted<\/a> to the City of Toronto to construct a 62-storey residential tower with 751 units at 88 Isabella Street. The developer, Capital Developments, has worked on other high-rise projects across the city, including <a href=\"https:\/\/www.livabl.com\/toronto-on\/11-yv\">11 Yorkville<\/a> and <a href=\"https:\/\/www.livabl.com\/toronto-on\/art-shoppe-lofts--condos\">Art Shoppe Lofts + Condos<\/a>.<\/p>\n<p>The development site is located on the north side of Isabella Street just east of Church Street and west of Jarvis Street. The rectangular lot is currently occupied by a 14-storey residential rental apartment building, which would be demolished.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/05\/isabella-ground.jpg\" rel=\"lightbox[224652]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-224654 size-full\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/05\/isabella-ground.jpg\" alt=\"In late April, a site plan approval and zoning by-law amendment application was submitted to the City of Toronto to construct a 62-storey residential tower with 751 units at 88 Isabella Street.\" width=\"1600\" height=\"1067\" \/><\/a><em>Rendering:\u00a0Diamond Schmitt Architects<\/em><\/p>\n<p>The new tower would rise 62 storeys \u2014 a little over 203 metres \u2014 with a six-storey brick and limestone podium building. The tower\u2019s ground floor would include a 187 square-metre daycare facility with an outdoor space and a residential lobby, both of which can be accessed via separate entrances off of Isabella Street. The remainder of the ground floor would include indoor and outdoor amenity areas, a mailroom and an office. According to the tower\u2019s planning documents, no retail space appears to be included in the proposed development.<\/p>\n<p>In the site\u2019s southeast corner, the proposed development would deliver a 207 square-metre parkland dedication. About 2,261 square metres of amenity space is slated for the tower on the ground and mezzanine levels, plus floors seven and eight.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/05\/isabella-tall.jpg\" rel=\"lightbox[224652]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-224656 size-full\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2022\/05\/isabella-tall.jpg\" alt=\"The new tower would rise 62 storeys \u2014 a little over 203 metres \u2014 with a six-storey brick and limestone podium building.\" width=\"1000\" height=\"2287\" \/><\/a><em>Rendering:\u00a0Diamond Schmitt Architects<\/em><\/p>\n<p>Of the total 751 units proposed for the tower, 82 would be set aside as rental replacement residences. The breakdown of the suites includes 21 studios, 378 one-bedroom, 204 two-bedroom and 66 three-bedroom suites. The units would range from approximately 301 to 829 square feet in size.<\/p>\n<p>Access to the high-rise\u2019s three-level underground parking garage and loading area would be provided by a driveway connected to Al Sparrow Lane. A total of 106 spaces are planned for the site, including 752 bicycle parking spaces for long- and short-term use, a portion of which would be available on the tower\u2019s mezzanine level.<\/p>\n<p>In the neighbourhood, registration is open for \u200b\u200b<a href=\"https:\/\/www.livabl.com\/toronto-on\/55c\">55C Condos<\/a>, while construction continues on <a
