The major throughway is home to many of Toronto\u2019s prominent developments, such as SkyTower at Pinnacle One Yonge<\/a> and Concord Sky<\/a>. Now, another new multi-storey condo building could claim Yonge Street as its address in the city\u2019s Rosedale neighbourhood.<\/p>\n In late April, an official plan and zoning by-law amendment application was submitted<\/a> to create a 19-storey mixed-use tower at 1091 Yonge Street, 9 Price Street and 6 Rowanwood Avenue. The architect on the project, architectsAlliance, has also worked on The Gloucester on Yonge<\/a> and The Goode Condos<\/a>.<\/p>\n\n The L-shaped development site is located at the southeast corner of Yonge and Price streets, between the Summerhill and Rosedale TTC stations. The 1,223 square-metre lot is occupied by two buildings. This includes a single-storey retail structure that houses a Sleep Country and Running Room store, and a three-storey mixed-use building with offices and a vacant residential unit. A remaining \u201cfinger\u201d of land which joins into Rowanwood Avenue is used as a pedestrian pathway and driveway to the three-storey building.<\/p>\n The proposed development would rise 19 storeys from the site, inclusive of a six-storey base building. The design of the high-rise is tapered and staggered, featuring several architectural setbacks throughout its massing. Residents can access the building from a residential lobby off of Price Street on the north side of the site. According to the application\u2019s architectural plans, retail facilities are slated for P1 and the first floor of the high-rise facing Yonge Street, while the majority of the second level is dedicated to commercial space.<\/p>\n From the third to sixth floors, 383 square metres of indoor amenity space would be included in addition to an indoor-outdoor amenity facility on the rooftop of the base building. Based on the architectural plans for the high-rise, a pet spa, bicycle repair room and storage lockers are planned for resident use.<\/p>\n A total of 143 condo units are proposed for the project between floors three and 19, which comprises six studios, 89 one-bedroom, 32 two-bedroom and 16 three-bedroom suites.<\/p>\n A driveway connected to Price Street would provide access to the site\u2019s loading areas and two car elevators leading to the automated parking garage where there would be 130 spaces from levels P2 to P4. A total of 129 bicycle parking spaces would be included on P1 of the garage, which can be accessed by the building\u2019s lobby and a staircase.
