The busy crossing is currently home to the highly-anticipated One Delisle<\/a>, and has received a handful of high-rise applications to redevelop convenience stores<\/a> and lands near the local cemetery<\/a> in recent years.<\/p>\n Now, another application proposed for just south of Yonge and St Clair could add another development to the local roster.<\/p>\n\n In late December, an official plan and zoning by-law amendment application was submitted<\/a> for 1233 Yonge Street and 9 Woodlawn Avenue East to create a 13-storey mixed-use building with 110 units. The developer, Plaza, has also worked on Theatre District Residence<\/a> and 400 King West Condos<\/a>.<\/p>\n The development site is located at the southeast corner of Yonge Street and Woodlawn Avenue, comprising two municipal properties. The land at 1233 Yonge Street is occupied by Aeneas Court Apartments, a three-storey apartment building with 40 rental units. This structure is currently listed on Toronto\u2019s Inventory of Heritage Properties. The second building on the development site, 9 Woodlawn Avenue East, is home to a three-storey detached house that is in use by three commercial units.<\/p>\n The new 13-storey building, if approved, would provide 433 square metres of ground floor retail space that fronts onto Yonge Street and partially wraps around to Woodlawn Avenue.<\/p>\n Of the total 110 units slated for the development, 40 would be tenured as rental replacement units. The remaining suites would be used as condos. A total of 57 one-bedroom and one-bedroom-plus-den, 31 two-bedroom and two-bedroom-plus-den and 22 three-bedroom units are proposed.<\/p>\n Designed by BDP Quadrangle, the mid-rise has an L-shaped profile with a staggered appearance thanks to a series of architectural setbacks. The building cantilevers closer to the western and northern boundaries of the site and is recessed at the southeastern corner on the second level to make room for an outdoor amenity space.<\/p>\n Separate lobbies would be provided for the condo and rental portions of the building on the ground floor, in addition to a pet spa and storage rooms according to the application\u2019s architectural drawings. The design of the building also incorporates a series of roof terraces and balconies, some with perforated or picket aluminium brass railings.<\/p>\n On the second floor, 10 of the 40 rental replacement units would be added, along with a communal dining room, gym-yoga room and flexible event space. The remaining third to 13th floors would be occupied by residential units.
