<\/a>Rendering:\u00a0Quadrangle Architects Limited via City of Toronto<\/em><\/p>\nLocation: 5251 Dundas Street West, Etobicoke<\/a><\/em> The Kipling Transit Hub has been a draw for developers as of late.<\/p>\n In September, over 1,140 new homes<\/a> across four towers were proposed<\/a> just steps from the Etobicoke transit station, which provides connections to the TTC, GO Transit and MiWay systems. Another nearby application submitted in November intends to redevelop<\/a> the existing Six Points Plaza mall<\/a> into four mixed-use blocks with 2,130 residential units.<\/p>\n Now, another high-rise tower could be joining the neighbourhood’s collection of projects.<\/p>\n\n In mid-December, an official plan and zoning by-law amendment application was submitted<\/a> to build a 52-storey mixed-use development with 572 units at 5251 Dundas Street West. The developer, CentreCourt, is known for several buildings across Toronto, including its recently-launched 252 Church<\/a> project and transit-oriented WestLine Condos<\/a> development near the Sheppard West TTC station.<\/p>\n The development site in question is located on the southwest corner of Dundas Street West and Aukland Road, just west of Kipling Avenue. At the southeast end of the site, a surface parking lot for the Kipling Transit Hub abuts the property. A vacant single-storey building formerly used as a Starbucks currently occupies the rectangular lot<\/p>\n The proposed 52-storey building would consist of a 48-storey tower element on top of a four-storey podium. Approximately 202 square metres of retail space would be included on the ground floor, along with a concierge area, mailroom and elevator lobby.<\/p>\n \u201cThe proposal represents an opportunity to redevelop the subject site with a new mixed-use building with convenient access to higher-order transit in an area designated for growth,\u201d reads the application\u2019s planning rationale by Bousfields Inc.<\/p>\n The proposed building will be located parallel to Dundas Street West. At the north corner of the site near Auckland Road and Dundas Street West, a plaza with enhanced unit paving, landscaping and a stepped seating feature would be added to enhance the public realm.<\/p>\n Of the 572 units proposed, the breakdown would include 424 one-bedroom, 92 two-bedroom and 56 three-bedroom units. The units, tenured as condos, would range from 549 to 904 square feet in size.<\/p>\n A total of 1,462 square metres of amenity space will be provided in the project on floors three and five, the majority of which would be reserved for indoor use.<\/p>\n Forty-three parking spaces would be provided, along with 362 short- and long-term bicycle parking spaces, across two levels of underground parking.
