<\/a>Rendering:\u00a0RAW Design<\/em><\/p>\nLocation: 22-36 Greenbriar Road, North York<\/a><\/em> You\u2019re probably familiar with the TTC\u2019s Line 4 Sheppard-Yonge subway stations if you frequent North York\u2019s popular shopping malls, IKEA or commute to the northern areas of Toronto. A new condo proposal could lend easy access to two of the Sheppard-Yonge TTC stops in Bayview Village.<\/p>\n On New Year\u2019s Eve, an official plan and zoning by-law amendment application was submitted<\/a> to Toronto city planners to create a 24-storey residential building at 22-36 Greenbriar Road. The builder, Block Developments, is also working on Junction Square Condos<\/a> in The Junction and Savile on the Roe<\/a> in Sherwood Park.<\/p>\n\n The proposed development site is situated at the southern terminus of Greenbriar Road, just south of Sheppard Avenue East. The lot is located between the Bayview and Bessarion TTC subway stations, and is about 300 metres from Bayview Village Shopping Centre. The rectangular site, which is about 3,331 square metres in area, is occupied by eight two-storey, semi-detached homes that front onto Greenbriar Road.<\/p>\n The application proposes demolishing the existing buildings and redeveloping the site into a 24-storey residential high-rise with 351 new units. A four- to five-storey base component would support the 19-storey tower element above. All levels of the tower would contain residential units. Created by RAW Design, the high-rise would feature various architectural setbacks for visual interest.<\/p>\n Of the 351 units slated for the high-rise, the breakdown would consist of 30 studios, 181 one-bedroom, 106 two-bedroom and 34 three-bedroom suites. Thirteen of the units would be created as grade-related townhomes with separate entrances, native tree plantings and private front patios on the ground floor of the building.<\/p>\n Pedestrian entry to the project would be provided off of Greenbriar Road. The building\u2019s ground floor would include a lobby, storage, garbage and serving areas, along with indoor and outdoor amenity facilities.<\/p>\n In the northwest corner of the lot, a new landscaped outdoor amenity area would be created, accessed by a new pedestrian walkway extending along the site\u2019s northern boundary. The landscaped outdoor space would provide a large play area, wood decking, a dog run, seating and barbecues for residents to enjoy. Additional outdoor amenity areas would be incorporated on the second, sixth and eighth floors of the tower.<\/p>\n A driveway connected to Talara Drive at the south end of the site would provide access to the development\u2019s loading area and underground parking garage. The two-level garage would house 154 parking spaces.
