{"id":221887,"date":"2021-12-20T09:06:57","date_gmt":"2021-12-20T14:06:57","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=221887"},"modified":"2021-12-20T09:30:10","modified_gmt":"2021-12-20T14:30:10","slug":"searches-google-among-buyers-k-shaped-recovery","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/news\/searches-google-among-buyers-k-shaped-recovery","title":{"rendered":"Google search terms among buyers and renters highlight need to improve space"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/12\/AdobeStock_126530091.jpg\" rel=\"lightbox[221887]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-221888 size-full\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/12\/AdobeStock_126530091.jpg\" alt=\"Google searches\" width=\"800\" height=\"413\" \/><\/a><\/p>\n<p class=\"p1\">As home prices increased significantly during the COVID-19 pandemic, prospective home buyers increased their Google searches for \u201chouses near me\u201d significantly from 2019 to 2020 and 2021,\u00a0<a href=\"https:\/\/www.point2homes.com\/news\/us-real-estate-news\/real-estate-google-search-terms-point-to-shifting-interests-3-year-analysis.html\" class=\"external\" target=\"_blank\"><span class=\"s1\">according to an analysis by Point2Homes<\/span><\/a>.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p class=\"p1\">They also spent way more time trying to find ways to make their current living arrangements more tolerable.<\/p>\n<ul class=\"ul1\">\n<li class=\"li1\">Homebuyers\u2019 searches show an increase in terms like <i>houses for sale near me <\/i>(up 123% in 2020 and a further 22% in 2021), with <i>realtors near me<\/i> or <i>movers near me<\/i>, going up by 132% and 125%, respectively, in 2021 compared to 2020;<\/li>\n<li class=\"li1\">Renters brought new search phrases into the spotlight throughout 2020 and 2021, like <i>rent relief<\/i>, which spiked from a low 10 searches per month in 2019 to 2,400 in 2020, along with <i>eviction moratorium<\/i> which went from 10 searches per month in 2019 to 1,600 in 2021; although <i>rent assistance<\/i> went up by 50% in 2020, it went down by 65% in 2021;<\/li>\n<li class=\"li1\">Homeowners\u2019 interest in ways to improve the living space, which for many, also became the workspace, spiked during the first year of the pandemic: <i>home office design <\/i>(up 171% in 2020), <i>how to paint kitchen cabinets<\/i> (up 90% in 2020), <i>apartment plants<\/i> (up 85% in 2020), along with <i>house<\/i> <i>renovation <\/i>and other DIY-related keywords (up 60% in 2020); <i>mortgage refinancing<\/i> and <i>how much my home is worth<\/i> also increased steadily during 2020 (up 50% compared to 2019).<\/li>\n<\/ul>\n<p class=\"p1\">Meanwhile, the same study in the US found<span class=\"Apple-converted-space\">\u00a0 <\/span>the pandemic generated a K-shaped response, where economic performances of different sectors, industries, and groups within an economy diverge in two paths like the arms of the letter \u201cK.\u201d While searches for affordable homes and \u201ctiny home for sale\u201d increased significantly between 2019 and 2020-2021, the number of monthly searches also increased for \u201cluxury homes\u201d and \u201cpenthouse for sale\u201d (both increased 50% in 2020).<\/p>\n<p class=\"p1\">For renters, terms such as \u201crent relief,\u201d \u201crent assistance,\u201d and \u201ceviction moratorium\u201d increased significantly during the pandemic as a result of pandemic-induced changes in lifestyle and economic hardships. \u201cRent relief\u201d generated only 90 searches per month in 2019, but was searched 49,500 times per month in 2021. \u201cEviction moratorium\u201d increased from 40 searches per month in 2019 to 40,500 per month in 2021.<\/p>\n<p>Searches for subleasing, luxury<\/p>\n<p>Additionally, with many renters forced to avoid big American cities, Point2Homes found searches on Google for \u201csubleasing\u201d increased 22% during the peak months of uncertainty in 2020. Search terms among renters also lent credence to the K-shaped recovery theory, with search terms for \u201cluxury home for rent\u201d and \u201cluxury condo for rent\u201d also increasing by about 50% during 2020 compared with 2019.<\/p>\n<p>Homeowner search terms also showed diverging impacts due to the pandemic, with interest in \u201cmortgage refinancing\u201d and \u201cbuying a second home\u201d both increasing by more than 50% during 2020.
