Vancouver City Council recently approved a rezoning application<\/a> for a\u00a043-storey\u00a0condominium and rental housing tower at 1640-1650 Alberni Street<\/a>.<\/p>\n Located near the intersection of West Georgia Street and Cardero Street, the mid-block property is currently occupied by a 15-storey tower built in 1969, containing 66 rental homes and three floors of office space.<\/p>\n Developed by Landa Global Properties and Asia Standard Americas, the 397-foot tower would include 264 homes. The building\u2019s six-storey podium would contain 66 replacement secured rental units \u2014 offering 20 per cent below-market rent to returning residents \u2014 with 198 luxury condominium units planned for the upper levels.<\/p>\n According to the proposal, the condominium tower will\u00a0feature a unit mix of 58 one-bedroom units, 105 two-bedroom units, and 35 three-bedroom units. Rental offerings would include 40 studio units, two one-bedroom units, and 24 two-bedroom units.<\/p>\n \u201cWe are happy to be moving forward on this exciting project and happy to be part of the resurgence of noteworthy architectural projects in the downtown core, an area of the city that we really believe in,\u201d said Kevin Cheung, CEO of Landa Global Properties in a statement. \u201cThe downtown Vancouver market has been quiet since COVID, so it\u2019s great to see projects moving forward.\u201d<\/p>\n Designed as a series of \u201cstacked trays,\u201d with an offset alignment creating balconies on each level, the building marks the first Vancouver project for architectural firm Skidmore, Owings & Merrill (SOM), operating out of its San Francisco office. The Vancouver office of IBI Group is the development\u2019s architect of record.<\/p>\n \u201cThe strategic spacing of continuous balconies optimizes winter solar heating while limiting summer heat gain,\u201d said Michael Temple, SOM\u2019s associate director. \u201cThe combined result of this building form, along with a compact, high-performing glass envelope and state-of-the-art building systems, is an ultra high-performance building.\u201d<\/p>\n The project would neighbour two Westbank towers in Vancouver\u2019s West End \u2014 a completed 40-storey project at 1550 Alberni Street<\/a> and a 39-storey tower at 1668-1684 Alberni Street<\/a>.<\/p>\n As part of the City of Vancouver\u2019s West End Community Plan, the developers will provide the city $32.7 million in community amenity contributions to aid public amenity projects.<\/p>\n The project will have lot size of 17,300 square feet and total floor area of 259,000 square feet, producing a floor area ratio of 14.97 times larger than the development\u2019s lot.<\/p>\n Eight underground parking levels would contain space for 268 vehicles and 535 bicycles.<\/p>\n Vancouver City Council recently approved a rezoning application for a 43-storey condominium and rental housing tower containing 264 homes.<\/p>\n","protected":false},"author":47,"featured_media":221862,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"content-type":"","apple_news_api_created_at":"2021-12-16T21:21:28Z","apple_news_api_id":"76951fc1-d5d6-408a-ae17-a679661a4dd5","apple_news_api_modified_at":"2021-12-16T21:28:23Z","apple_news_api_revision":"AAAAAAAAAAAAAAAAAAAAAA==","apple_news_api_share_url":"https:\/\/apple.news\/AdpUfwdXWQIquF6Z5ZhpN1Q","apple_news_coverimage":0,"apple_news_coverimage_caption":"","apple_news_is_hidden":false,"apple_news_is_paid":false,"apple_news_is_preview":false,"apple_news_is_sponsored":false,"apple_news_maturity_rating":"","apple_news_metadata":"\"\"","apple_news_pullquote":"","apple_news_pullquote_position":"middle","apple_news_slug":"","apple_news_sections":["https:\/\/u48r14.digitalhub.com\/sections\/09b86915-7d2b-3acd-915b-b215002d01b7"],"apple_news_suppress_video_url":false,"apple_news_use_image_component":false,"footnotes":""},"categories":[11108],"tags":[11121,11122,11119,3422],"coauthors":[10282],"apple_news_notices":[],"yoast_head":"\n
