<\/a>Rendering:\u00a0Graziani + Corazza Architects<\/em><\/p>\nLocation: 40 Raglan Avenue, Toronto<\/a> A rental tower in Toronto\u2019s Cedarvale neighbourhood could make way for a high-rise development with 279 new units.<\/p>\n Earlier this month, a zoning by-law amendment application was submitted to city planners<\/a> to construct a 28-storey residential building at 40 Raglan Avenue. Hazelview Investments, the developer on the project, recently became involved<\/a> in the 2,000-unit master-planned Bloor & Dufferin community that is slated for Brockton Village.<\/p>\n\n The development site is on the west side of Raglan Avenue, just northwest of St. Clair Avenue West and Bathurst Street. The lot is occupied by a seven-storey rental apartment building and surface parking area, which according to the application\u2019s planning rationale, would be demolished.<\/p>\n The new 28-storey high-rise would include a six-storey base building with five two-storey integrated The residential lobby, located in the northeast corner of the podium, would lend access to dog wash facilities, a concierge, mailroom and leasing office.<\/p>\n Of the 279 proposed in the development, the breakdown would include 40 one-bedroom, 116 one-bedroom-plus-den, 41 two-bedroom units, 53 two-bedroom-plus-den and 29 three-bedroom units. Sixty-two of the residences would serve as \u200b\u200brental replacement units. All of the suites would include inset private balconies.<\/p>\n A total of 1,124 square metres of indoor and outdoor amenity space would be added into the project, including outdoor facilities on the 7th, 12th and 28th levels.<\/p>\n A three-level underground parking garage would house 98 parking spaces in addition to 279 bicycle parking spots.
