Hazelview Investments, the developer on the project, <a href=\"https:\/\/www.livabl.com\/articles\/2021\/09\/more-2000-residences-bloor-dufferin.html\">recently became involved<\/a> in the 2,000-unit master-planned Bloor &amp; Dufferin community that is slated for Brockton Village.<\/p>\n\n<p>The development site is on the west side of Raglan Avenue, just northwest of St. Clair Avenue West and Bathurst Street. The lot is occupied by a seven-storey rental apartment building and surface parking area, which according to the application\u2019s planning rationale, would be demolished.<\/p>\n<p>The new 28-storey high-rise would include a six-storey base building with five two-storey integrated<br \/>\ntownhouse units on the ground floor. Every townhouse would include a recessed private patio as well as direct access from in and outside the building. The proposal includes plans for a 168 square-metre public park, which the majority of the townhomes would front onto.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/10\/40-raglan-ave.jpg\" rel=\"lightbox[220370]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-220371\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/10\/40-raglan-ave.jpg\" alt=\"\" width=\"1500\" height=\"1134\" \/><\/a><em>Rendering:\u00a0Graziani + Corazza Architects<\/em><\/p>\n<p>The residential lobby, located in the northeast corner of the podium, would lend access to dog wash facilities, a concierge, mailroom and leasing office.<\/p>\n<p>Of the 279 proposed in the development, the breakdown would include 40 one-bedroom, 116 one-bedroom-plus-den, 41 two-bedroom units, 53 two-bedroom-plus-den and 29 three-bedroom units. Sixty-two of the residences would serve as \u200b\u200brental replacement units. All of the suites would include inset private balconies.<\/p>\n<p>A total of 1,124 square metres of indoor and outdoor amenity space would be added into the project, including outdoor facilities on the 7th, 12th and 28th levels.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/10\/40-raglan.jpg\" rel=\"lightbox[220370]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-220373\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/10\/40-raglan.jpg\" alt=\"\" width=\"1500\" height=\"1095\" \/><\/a><em>Rendering:\u00a0Graziani + Corazza Architects<\/em><\/p>\n<p>A three-level underground parking garage would house 98 parking spaces in addition to 279 bicycle parking spots. A car-share space would also be added on site.<\/p>\n<p>In the neighbourhood, sales are underway at <a href=\"https:\/\/www.livabl.com\/toronto-on\/the-rhodes\">The Rhodes<\/a> while registration is open for <a href=\"https:\/\/www.livabl.com\/toronto-on\/maison-77-clarendon\">Maison 77 Clarendon Condos<\/a>.<\/p>\n<div
