{"id":220094,"date":"2021-09-15T12:17:38","date_gmt":"2021-09-15T16:17:38","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=220094"},"modified":"2024-02-19T02:46:14","modified_gmt":"2024-02-19T07:46:14","slug":"more-2000-residences-bloor-dufferin","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/news\/more-2000-residences-bloor-dufferin","title":{"rendered":"More than 2,000 residences planned for Bloor &amp; Dufferin"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin.jpg\" rel=\"lightbox[220094]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-220100\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin.jpg\" alt=\"\" width=\"1920\" height=\"1280\" \/><\/a><em>Rendering via <a href=\"https:\/\/bloordufferin.com\/the-project\/#renderings\" class=\"external\" target=\"_blank\">Bloor &amp; Dufferin<\/a><\/em><\/p>\n<p>Two developers have teamed up to co-develop a massive mixed-use project slated for Toronto\u2019s Brockton Village.<\/p>\n<p><a href=\"https:\/\/www.hazelview.com\/\" class=\"external\" target=\"_blank\">Hazelview Investments<\/a> and <a href=\"https:\/\/www.livabl.com\/builder\/fitzrovia-real-estate\">Fitzrovia Real Estate<\/a> announced <a href=\"https:\/\/www.newswire.ca\/news-releases\/hazelview-investments-and-fitzrovia-announce-co-development-on-bloor-amp-dufferin-812676760.html\" class=\"external\" target=\"_blank\">in a press release<\/a> that they would be the co-development managers of the master-planned <a href=\"https:\/\/www.livabl.com\/toronto-on\/1141-bloor-street-west-condos\">Bloor &amp; Dufferin<\/a> development located at 1141 Bloor Street West and 980 Dufferin Street.<\/p>\n\n<p>The project would see the creation of 2,100 residences, with a mix of rental and owner-occupied units. An eight-storey building with 56 units would be delivered to the City of Toronto exclusively as affordable rental housing, and a $17-million affordable housing trust would be put in place.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin-street.jpg\" rel=\"lightbox[220094]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-220098\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin-street.jpg\" alt=\"\" width=\"1199\" height=\"680\" \/><\/a><em>Rendering via\u00a0<a href=\"https:\/\/bloordufferin.com\/the-project\/#renderings\" class=\"external\" target=\"_blank\">Bloor &amp; Dufferin<\/a><\/em><\/p>\n<p>The existing historic Kent School on the site, which was founded in 1908, will house a 30,000-square-foot community hub and daycare centre. A below-grade pedestrian tunnel would provide direct connection from the development to the TTC Dufferin subway station. Bloor &amp; Dufferin would also entail thousands of square feet worth of new office, retail and amenity space, including an Artists Commons that local creators can contribute to.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin-school.jpg\" rel=\"lightbox[220094]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-220097\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/09\/bloor-dufferin-school.jpg\" alt=\"\" width=\"1920\" height=\"1246\" \/><\/a><em>Rendering via\u00a0<a href=\"https:\/\/bloordufferin.com\/the-project\/#renderings\" class=\"external\" target=\"_blank\">Bloor &amp; Dufferin<\/a><\/em><\/p>\n<p>&#8220;We remain committed to the guiding principles set forth for this development, including creating a vibrant addition to the existing community that captures the incredible culture and spirit of Brockton Village,\u201d said Adrian Rocca, CEO of Fitzrovia.<\/p>\n<p>According to <a href=\"https:\/\/urbantoronto.ca\/news\/2017\/09\/details-emerge-major-redevelopment-bloor-dufferin\" class=\"external\" target=\"_blank\">past reporting by <em>UrbanToronto<\/em><\/a> and <a href=\"https:\/\/bloordufferin.com\/a-project-timeline\/\" class=\"external\" target=\"_blank\">updates to the<\/a> Bloor &amp; Dufferin website, <a href=\"https:\/\/www.livabl.com\/builder\/capital-developments\">Capital Developments<\/a> and <a href=\"https:\/\/www.livabl.com\/builder\/metropia\">Metropia<\/a> were initially selected to redevelop the site back in 2016, and presented their first concept for the project in 2017. The press release explained the developers led the site\u2019s visioning and rezoning process, alongside Hazelview as a lead investor.<\/p>\n<p>&#8220;We are honoured to be the stewards of this development especially in a neighbourhood with such a unique heritage,&#8221; Dufferin<\/a><\/em><\/p>\n<p>Hazelview Investments is a global real estate investment company with an office in Toronto, and Fitzrovia Real Estate is a Greater Toronto Area rental developer and asset manager.<\/p>\n<p>&#8220;As we started to think about a higher mix of rental versus condo, it became obvious that the project could benefit from Hazelview, as prime investor and a major rental developer and operator, playing a more substantial role in delivery,&#8221;
