<\/a>Rendering:\u00a0Warren Techentin Architecture<\/a><\/em><\/p>\nA 9,770-square-foot lot that has sat empty for over a decade could be improved with a new six-story apartment building in Hollywood\u2019s Franklin Village.<\/span><\/p>\n An LLC affiliated with TASK International Group Inc. is behind the <\/span>development proposal<\/span><\/a>, which was submitted to Los Angeles City Planning on Monday. Plans call for six levels of apartments over two levels of subterranean residential parking.\u00a0<\/span><\/p>\n The floorplan breakdown consists of three one-bedroom, 15 two-bedroom and five three-bedroom apartments. In exchange for Tier 3 Transit Oriented Communities (TOC) incentives, three units are to be set aside for extremely low income households. Select apartments include a private patio or balcony, but all come with in-suite laundry and ample closet space.<\/p>\n Located at 1853 North Garfield Place in Hollywood, the entrance to the new building is defined by a landscaped front yard and built-in planters. An enclosed hallway leads to a compact lobby with mailboxes and elevator access.<\/p>\n On the west side of the ground floor, a large indoor community space opens onto a landscaped rear yard complete with wood bench seating, artificial turf and shade trees. Two roof decks, planters and future solar panels are planned for the sixth floor. Here, future residents can expect a gas fire pit, seating areas and a dining table.<\/p>\n The modern mid-rise was designed by Los Angeles-based Warren Techentin Architecture. The faceted exterior creates triangular-shaped balconies on the upper floors and gives the building a sense of movement. The stucco exterior would be accented with wood-look decorative sunscreens, glass balcony guardrails, dark-trimmed windows and a concrete block base.<\/p>\n 1853 North Garfield Place is a seven-minute walk from the intersection of Hollywood Boulevard and Western Avenue, home to a B Line subway station, big-box stores, supermarkets and several restaurants.
