<\/a>Rendering:\u00a0NEXT Architects<\/a><\/em><\/p>\nA seven-story apartment building consisting of 62 units has been proposed near the bustling intersection of Sunset Boulevard and Vermont Avenue, home to several hospitals, medical centers and a B Line subway station.\u00a0<\/span><\/p>\n Located at 1419-1423 N. New Hampshire Avenue, the 13,509-square-foot lot is currently occupied by two bungalows dating back to the early 1900s. One is a duplex and the other is a single-family residence. Both structures would be razed to make way for the new apartment building, according to a <\/span>development application<\/span><\/a> submitted to Los Angeles City Planning on Tuesday.<\/span><\/p>\n Known simply as 1423 N. New Hampshire, the proposed project calls for 33 studios, 28 three-bedroom units and one four-bedroom unit. Seven apartments would be set aside for extremely low income households. Floorplans range from 410 to 1,720 square feet and most units include private balconies.<\/p>\n Because the site is only a three-minute walk to Vermont\/Sunset station, the unnamed developer is seeking Tier 4 Transit Oriented Communities (TOC) incentives. The program\u2019s highest tier does not require any parking, but six automobile spaces would be provided at-grade. There would also be storage for 31 bicycles and a small repair area for tune-ups.<\/p>\n A long corridor with multiple entry points connects to the residential lobby and elevators, a fitness room, and a lounge that opens onto an outdoor patio with sculptural planters and built-in benches.<\/p>\n Additional amenities are found on the seventh floor in the form of two \u2018skydecks,\u2019 outfitted with dining tables, barbecues, bartop seating, synthetic grass, fire pits, sofas, lounge chairs and ample greenery.<\/p>\n The boxy mid-rise was designed by Long Beach-based NEXT Architects<\/a>. Featuring an earth tone palette, the residence is clad in wood-look fiber cement siding, stucco and aluminum metal panels.
