<\/a>Rendering:\u00a0pk:architecture<\/a><\/em><\/p>\nThe former site of a 99 Cents Only store that burned down two years ago could be improved with a full-block, mixed-use project called Triangle Center in Culver West.<\/span><\/p>\n Vancouver, Canada-based developer <\/span>Bastion Development Corporation<\/span><\/a> is behind the proposal, which calls for 144 apartments, including 19 affordable units, 19,100 square feet of retail space, and over 5,000 square feet of publicly accessible open space.\u00a0<\/span><\/p>\n The developer <\/span>gave a presentation<\/span><\/a> to the Mar Vista Community Council\u2019s Planning & Land Use Management Committee on Tuesday, June 1st, revealing new renderings and detailed site use plans that had not previously been published on the <\/span>project website<\/span><\/a>.<\/span><\/p>\n Bounded by Washington Boulevard, Meier Street and Zanja Street, the mixed-use development would occupy a triangular-shaped, 57,342-square-foot lot that straddles the boundary of incorporated Culver City and unincorporated Los Angeles County, specifically the Mar Vista neighborhood. Due to differences in zoning requirements between the jurisdictions, the building\u2019s two masses have varying heights.<\/p>\n The six-story complex would be built atop two levels of underground parking and feature onsite amenities. Renderings depict an elevated courtyard with a swimming pool and spa, lounge chairs, dining tables and a fire pit. Another bird\u2019s eye view of the proposed project shows a rooftop terrace with additional areas for lounging and dining.<\/p>\n Local firm pk:architecture designed the contemporary-style project, featuring a gold, light gray and dark gray color palette with warm wood accents and smoked glass balcony guardrails. Many of the balconies are recessed with overhead lighting and the corner units tout slatted privacy screens.<\/p>\n The commercial spaces would primarily front onto Washington Boulevard. The largest unit, located at the peak of the triangle, opens onto the publicly accessible open space, making it a prime spot for a restaurant with outdoor seating. A dog run has also been pitched for the northernmost corner of the property.<\/p>\n Bastion Development Corporation purchased the Triangle Center site in early 2018 for $17.5 million. The company has developed or entitled a handful of apartment buildings in and around Culver City, including Landmark 19 and The Oliver. Site clearing began recently for their latest project, a 139-unit apartment building with 2,000 square feet of ground-floor retail at Washington Boulevard and Motor Avenue in nearby Palms.<\/p>\n If Triangle Center is approved, future residents will enjoy a central location that puts them in proximity to Westside neighborhoods like Mar Vista, Marina Del Rey and Venice.
