<\/a>Rendering: IBI Group Architects<\/em><\/p>\nLocation: 40-42 Tuxedo Court, Scarborough<\/em> Scarbourough\u2019s Woburn neighbourhood<\/a> has seen a major uptick in new development activity this past year. There are currently four new home projects in the neighbourhood, according to BuzzBuzzHome data, which includes a proposal for a multi-tower development with over 1,000 units that was pitched for Markham and Ellesmere roads earlier this year<\/a>. Back in July 2020, a three-building condo complex was also put forward for 1221 Markham Road<\/a>.<\/p>\n Now, another high-rise mixed-use project is looking to deliver even more units to the community, along with a brand new daycare facility.<\/p>\n\n In early May, a Rezoning and Site Plan Approval was filed with the City of Toronto<\/a> to build a two-tower residential project with 644 units at 40-42 Tuxedo Court in Scarborough. Based on the application\u2019s cover letter and additional commentary<\/a> on UrbanToronto forums, the project\u2019s developer is likely the Toronto-based Reserve Properties, who are also working on the Pharrell Williams-endorsed Untitled Toronto<\/a> near Yonge and Eglinton.<\/p>\n Of the 644 proposed residences, the breakdown of the units would include 146 bachelor, 258 one-bedroom, 161 two-bedroom and 79 three-bedroom suites. The tenure of the units has not been determined yet under the application\u2019s project data sheet.<\/p>\n
