A pair of multi-family residential buildings dating back to the early 1900s could be demolished to make way for a six-story apartment complex near MacArthur Park.<\/p>\n

According to a <\/span>development proposal<\/span><\/a> submitted to Los Angeles City Planning earlier this year, developer KG Capital Investments intends to construct 55 apartments at 2649 San Marino Street, including six affordable units reserved for extremely low and very low income households.\u00a0<\/span><\/p>\n

Due to the proposed project\u2019s proximity to public transit \u2014 Wilshire\/Vermont station is a mere 15-minute walk away \u2014 the developer is seeking transit oriented communities (TOC) incentives in exchange for the inclusion of affordable housing.<\/p>\n

Consisting of studio, one-bedroom and two-bedroom units, the floorplans range from 436 to 830 square feet. Each residence features a private balcony, a linear or L-shaped kitchen, and in-suite laundry. Select units boast principal bedrooms with walk-in closets and ensuite bathrooms.<\/p>\n

Twenty-two parking spaces are slated for the basement level, while another 17 would be located on the ground level. A bicycle repair area, 56 long-term spaces and five short-term spaces are planned for those who prefer to get around on two wheels.<\/p>\n

Fronting San Marino Street, the residential lobby includes two elevator banks and parcel lockers, and sits adjacent to a 460-square-foot fitness center. While onsite amenities are minimal, a 2,775-square-foot roof deck would provide residents with an open-air space for entertaining friends and family.<\/p>\n

Designed by KSK DESIGN, the contemporary-style structure is characterized by white and gray plaster, dark-trimmed windows, and metal balcony guardrails. The surrounding neighborhood features a mix of historic homes and mid-rise apartment buildings.<\/p>\n

If approved, future residents of 2649 San Marino Street would live within walking distance of grocery stores, restaurants, coffee shops and even a local elementary school. Both Koreatown and Downtown Los Angeles are easily accessible, making for a quick commute to work or a night on the town.<\/p>\n
