{"id":216966,"date":"2021-05-24T16:13:26","date_gmt":"2021-05-24T20:13:26","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=216966"},"modified":"2024-02-19T02:42:44","modified_gmt":"2024-02-19T07:42:44","slug":"125-apartments-proposed-near-pico-la-cinenega","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/news\/125-apartments-proposed-near-pico-la-cinenega","title":{"rendered":"125 apartments could replace retail row near Pico and La Cienega"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/05\/pico-development.jpg\" rel=\"lightbox[216966]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-216967\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/05\/pico-development.jpg\" alt=\"\" width=\"1024\" height=\"443\" \/><\/a><em>Rendering:\u00a0<a href=\"https:\/\/westpacificadesign.wordpress.com\/about\/\" class=\"external\" target=\"_blank\">West Pacifica Design<\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">Faircrest Heights, a picturesque residential neighborhood where the majority of the housing stock dates from the late 1920s to early 1940s, could finally see some new construction development.\u00a0<\/span><\/p>\n<p><span style=\"font-weight: 400\">A proposal submitted last week to Los Angeles City Planning calls for a row of retailers at <\/span><a href=\"https:\/\/planning.lacity.org\/pdiscaseinfo\/search\/encoded\/MjQ3NDI40\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">6116-6144 West Pico Boulevard<\/span><\/a><span style=\"font-weight: 400\"> to be replaced with 125 apartments and 4,500 square feet of ground-floor commercial space. The planned complex consists of two structures linked by elevated open space.\u00a0<\/span><\/p>\n<p>Applicant Nahum Samar, representing Pico Treasures LLC, proposes a mix of one-bedroom, two-bedroom and two-bedroom-plus-den apartments. Floorplans range from approximately 672 to 1,122 square feet and each unit features a 50-square-foot balcony. Thirteen units would be set aside for very low income households in exchange for Transit Oriented Communities (TOC) incentives.<\/p>\n<p>Architectural drawings depict four individual retail or restaurant spaces fronting onto Pico Boulevard, along with two residential lobbies and a driveway leading to the 76-space underground parking garage. A total of 92 long-term and 14 short-term bicycle parking spaces are also pitched for the property.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/05\/pico-development-facade.jpg\" rel=\"lightbox[216966]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-216968\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/05\/pico-development-facade.jpg\" alt=\"\" width=\"1024\" height=\"249\" \/><\/a><em>Rendering:\u00a0<a href=\"https:\/\/westpacificadesign.wordpress.com\/about\/\" class=\"external\" target=\"_blank\">West Pacifica Design<\/a><\/em><\/p>\n<p>The west lobby sits adjacent to a 662-square-foot gym, but most amenities are found on the second floor. Here, each structure would contain an indoor rec room and an open-air terrace with shared access to an expansive, central outdoor space. Landscape plans suggest that these outdoor areas would include dining tables, lounge seating and ample greenery.<\/p>\n<p><span style=\"font-weight: 400\">West Pacifica Design envisioned the contemporary-style apartment complex, which showcases a white and gray fa\u00e7ade with orange framing. Dark-trimmed windows are paired with glass balcony guardrails, while large storefront windows occupy the ground floor. \u201cAn effort has been made towards fa\u00e7ade articulation, which provided a break in the look of the elevation and [avoided] a boxy and less attractive look,\u201d explains a <\/span><a href=\"https:\/\/planning.lacity.org\/pdiscaseinfo\/document\/NTg4NA0\/532fbe86-06a9-44b1-8001-06cd07316c90\/esubmit\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">findings document<\/span><\/a><span style=\"font-weight: 400\">.<\/span><\/p>\n<p>If approved, future residents of 6116-6144 West Pico Boulevard would live within walking distance of the vibrant Pico-Robertson corridor, known for its pedestrian-friendly streets, delicious restaurants, Kosher markets and must-try bakeries.
