<\/a>Rendering:\u00a0architectsAlliance<\/em><\/p>\nLocation: 19-37 Queens Quay East, Toronto<\/a><\/em> More details have been released about Phase Three of the Pier 27 master-planned community that\u2019s become a prominent fixture along Toronto\u2019s Queens Quay corridor.<\/p>\n In mid-April, Cityzen Developments unveiled renderings<\/a> for the final chapter of the decade-long project near Queens Quay East and Yonge Street on a newly launched website. Back in 2012, the third phase of Pier 27 was approved for two mid-rise buildings, but updated intensification policies for built-up areas has since prompted the developer to revise their original plans.<\/p>\n\n \u201cIt is important that Phase 3 fits well with the new landscape; to do that, the built form is being reimagined to include an 11-storey East Building and a 45-storey West Building,\u201d the website said.<\/p>\n Official Plan Amendment and Rezoning documents to modify the initial Pier 27 plans were made publicly available<\/a> on the City of Toronto development portal recently, providing a closer look at Cityzen Developments\u2019 updated vision for Phase Three.<\/p>\n The rectangular development site for Phase Three spans roughly 61,235 square feet in the centre of the existing Pier 27 grounds. Construction storage, a single-storey sales centre and surface parking currently occupy the Phase Three land. According to BuzzBuzzHome, the first phase of Pier 27<\/a>, which entails two 14-storey towers called Buildings B and D, was finished in 2014. Phase Two, a 35-storey tower<\/a> called Building G, was completed in early 2020. Phase Three focuses on amended planning approvals for Building A and Building F.<\/p>\n When fully completed, Pier 27 will consist of five buildings ranging from 11 to 45 storeys situated around a series of publicly accessible open spaces called \u201cgreen fingers,\u201d as per the application\u2019s planning rationale. These spaces offer views and direct access to the city\u2019s waterfront, and run perpendicular to Queens Quay East.<\/p>\n The breakdown of the total 585 units between Buildings A and F would entail 42 bachelor, 322 one-bedroom, 156 two-bedroom and 65 three-bedroom suites. The 585 residences are labeled as \u201ccondos\u201d on the application\u2019s project data sheet, but the planning rationale only refers to the suites as \u201cdwelling units.\u201d<\/p>\n The 45-storey Building F would be located on the west side of the site and contain 449 units. The tower would also house 2,142 square feet of retail area fronting onto Queens Quay East that would extend to a mezzanine above to achieve a double-height space. Various architectural setbacks appear to give the building a subtle wave shape from the side perspective.<\/p>\n Topping out at 11-storeys, Building A would be situated on the land\u2019s east side with 136 units.
