\"490StClair_Exterior1\"<\/a><\/p>\n

A vacant lot on the northeast corner of Bathurst Street and St. Clair Avenue West in midtown Toronto has been acquired by Montreal-based developer Canderel<\/a>.<\/p>\n

The 1.91-acre property was previously owned by KingSett Capital Inc.<\/a> and BentallGreenOak, who planned to build a three-tower residential community. With Canderel taking over the site, a three-tower development is still in the works and KingSett Capital will remain involved with the project as a lender.<\/p>\n

490 St. Clair West marks Canderel\u2019s second condominium project in the area, following the launch of St. Clair Village Condos<\/a>, which is now under construction one kilometre west of the proposed development site at 900 St. Clair Avenue West.<\/p>\n

\u201cThe acquisition of 490 St. Clair West is a fantastic opportunity to revitalize a prominent corner that has been vacant for many years,\u201d said Ben Rogowski, COO, Canderel. \u201cWe are excited about the potential of this site because we will be able to build a complete community in a part of the city we are already working in and know quite well.\u201d<\/p>\n

\u201cWith increasing demand for public outdoor spaces and childcare, we look forward to working with the city and agency partners to create amenities that support the evolving needs of this neighbourhood,\u201d he added.<\/p>\n

\"490StClair_Courtyard\"<\/a><\/p>\n

The property is located on a busy strip of St. Clair Avenue West, just south of St. Michael\u2019s College and adjacent to a Loblaws supermarket. Locally-run businesses line the street west of the property, including a variety of shops, restaurants and caf\u00e9s. The area is also well-connected to public transit with a dedicated east-west streetcar route along St. Clair Avenue and the St. Clair West subway station situated a few minutes away.<\/p>\n

Development plans feature three BDP Quadrangle<\/a>-designed residential towers and several new public amenities, including a public park, retail spaces and a daycare facility. Early renderings show a large landscaped courtyard with raised garden beds and built-in bench seating, along with an outdoor patio area connected to a retail space at grade.<\/p>\n

\u201cThe look and feel of the retail and public spaces, and how they are integrated into the urban fabric is going to be a very exciting improvement to this vital intersection,\u201d said Rogowski. \u201cOur vision for this site is that it becomes a new community hub, serving the needs of the communities that live in and around St. Clair West.\u201d<\/p>\n

With the site already zoned, Canderel will be working on updated building designs and will be submitting a new Site Plan Application to the City in the coming months. A timeline has not yet been set for the launch.<\/p>\n
