<\/a>Rendering:\u00a0Giannone Petricone Associates<\/em><\/p>\nLocation: 316 Campbell Avenue, Toronto<\/a><\/em> There are 51 developments in Toronto\u2019s West End<\/a> that are planned, under construction or have been recently completed, according to BuzzBuzzHome data. That\u2019s almost double the number of developments in the East End<\/a>, which currently has 26 new construction projects at various stages of development.<\/p>\n The Junction Triangle<\/a>, one of the West End\u2019s most sought-after neighbourhoods, has been a hotspot lately for new development proposals<\/p>\n\n Three condo applications were submitted for the Junction Triangle and the nearby area in April alone. An 18-storey tower was proposed for Bloor Street West<\/a> with an application officially submitted mid-month. Another application was put forward last week for a 10-storey mixed-use development<\/a> at 6 Howard Park Avenue, located just outside of the Triangle\u2019s southwesternmost point. Documents have not been made publicly available yet for 6 Howard Park Avenue.<\/p>\n The tallest of the newly proposed developments is a 28-storey building with 310 condo units at 316-336 Campbell Avenue.<\/p>\n According to an Official Plan Amendment and Zoning By-law Amendment application submitted to Toronto planners<\/a> on April 9th, the development site is located on the west side of Campbell Avenue, just north of Dupont Street. Spanning approximately 24,649 square feet, the rectangular lot currently comprises 10 residential properties in the form of five pairs of two-storey, semi-detached homes, some with single-storey garages on an \u201cL-shaped\u201d rear public laneway.<\/p>\n The proposal seeks to redevelop the site into a 28-storey high-rise with a total gross floor area of about 233,340 square feet. Of the 310 units, the breakdown would include 23 bachelor suites, 184 one-bedroom, 66 two-bedroom and 30 three-bedroom units, plus seven live-work towns.<\/p>\n The lobby would be located in the southeast corner of the building looking onto Dupont Street. The six-storey base building would house the seven live-work units on the ground floor, three of which would be located at the rear of the tower with the remainder fronting onto Campbell Avenue. A 3,530-square-foot outdoor amenity greenspace would occupy the western and southern portions of the site with direct access into the adjacent 3,731-square-foot ground-floor indoor amenity area. A \u201clandscaped buffer\u201d between the public sidewalk and a new pedestrian walkway would offer new trees and landscaping features, says the planning rationale by Bousfields Inc.<\/p>\n An architectural setback on the fifth level would make room for private terraces and an outdoor amenity area. Another \u201cL-shaped\u201d amenity terrace that wraps around the tower\u2019s west and south sides would be incorporated on the seventh level, connected to an indoor amenity room. A total of 15,069 square feet of amenity space is slated for the project.<\/p>\n A two-level underground parking garage would house 101 vehicle spaces and 280 long-term bicycle parking spaces.
