<\/a>Rendering:\u00a0Togawa Smith Martin<\/span><\/a><\/em><\/p>\nA nearly 55,000-square-foot property owned by the West Angeles Church of God In Christ could be transformed into a mixed-use development featuring 168 apartments and approximately 40,000 square feet of ground-floor commercial space, according to <\/span>an application<\/span><\/a> submitted to Los Angeles City Planning.\u00a0\u00a0<\/span><\/p>\n Located 3017-3045 South Crenshaw Boulevard, the site is currently occupied by \u201can existing church, ancillary commercial uses, and surface parking,\u201d explains a <\/span>findings document<\/span><\/a>. The West Angeles Church of God In Christ moved to a new location just up the road in 2001, retaining the property in question as an auxiliary campus.\u00a0<\/span><\/p>\n Los Angeles-based <\/span>CIM Group<\/span><\/a> will serve as the developer although they do not currently own the site. Plans call for a six-story, mixed-use project with one level of underground parking and another above-grade, comprising 255 vehicle spaces. The 40,000-square-foot commercial space is merely one unit, suggesting that it\u2019s intended for a big-box retailer or grocery store.\u00a0<\/span><\/p>\n There will be a private entrance for residents of 3017-3045 South Crenshaw Boulevard with a lobby, leasing office, mailroom and business center. Of the 168 apartments, 17 will be reserved for extremely low income households in exchange for Transit Oriented Communities (TOC) incentives. The proposed project is within a seven-minute walk of Expo\/Crenshaw station.<\/p>\n There would be 49 studios, 75 one-bedroom and 44 two-bedroom apartments, ranging from 415 to 1,235 square feet. These would begin on the third floor as the second floor would house above-ground resident parking. An indoor amenity space and two elevated courtyards spanning\u00a06,165 square feet would also be found on the third floor, complete with a pool deck, barbecues, dining tables and a fire pit.<\/span><\/p>\n The fourth floor would feature a lounge deck with sectional sofas and bistro tables, plus a pet deck with artificial turf for four-legged residents. The largest outdoor amenity deck would be located on the fifth floor, offering multiple zones for dining, lounging, cooking and entertaining. There would even be a \u2018flex deck\u2019 that could be used for sunrise yoga or outdoor movie screenings, notes the landscape plan.<\/p>\n Designed by <\/span>Togawa Smith Martin<\/span><\/a>, the contemporary-style building would be clad in fiber cement paneling, metal siding, painted stucco, concrete, perforated metal and glass.
