<\/a><\/p>\nIredale Architecture<\/a> has submitted plans to replace three single-family homes and their rear laneway garages on West 45th Avenue<\/a> with a new 27-unit stacked townhouse project by Inception Developments<\/a>.<\/p>\n The 25,116-square-foot (2,333.41-square-metre) lot is currently home to a 1940s era bungalow and two two-storey homes built in 1987 and 1993. The proposal would meet the area\u2019s RM-8A zoning guidelines, which encourage the development of ground-oriented, medium-density stacked townhouse and row house projects.<\/p>\n A total of four three-storey buildings consisting of 27 units with one-level garden suites and stacked townhomes would surround a central courtyard. One level of underground parking is planned with 39 vehicle parking spaces and 73 bike stalls.<\/p>\n \u201cThe concept is designed in conformity with the RM-8A guidelines with a combination of three-duplex row houses along the lane and two buildings of stacked townhouses along West 45th Avenue,\u201d reads the design rationale. \u201cThe six three-level row houses along the lane are comprised of simple geometric forms with the upper floor slightly set back and given a change of material to help reduce the apparent mass of the building.\u201d<\/p>\n Materials would feature a neutral colour palette with silver\/grey roof shakes and white fibre cement panels. White boxed window surrounds and charcoal-coloured metal frames lend a modern touch to the fa\u00e7ades, while stained wood entrance doors add warmth to the entryways.<\/p>\n Available units would offer a mix of one-, two- and three-bedroom layouts. In addition to the central courtyard, residents would have access to private outdoor spaces including ground-level patios, third-level decks and large rooftop patios. Each unit would have abundant natural light via windows on three sides and direct access to the underground garage.<\/p>\n The site is situated in Vancouver\u2019s Oakridge neighbourhood, just 150 metres east of Cambie Street and walking distance to the Oakridge Centre.
