<\/a>Rendering:\u00a0BDP Quadrangle Architects Limited<\/em><\/p>\nLocation: 11 Pleasant Boulevard, Toronto<\/a><\/em> Another Toronto Circle K convenience store<\/a> is being eyed as a site for a condo redevelopment.<\/p>\n In mid-February, a rezoning application was submitted<\/a> to city planners to construct a 14-storey, mixed-use building with 72 units at 11 Pleasant Boulevard in Deer Park<\/a>. The developer, Plaza Partners, is also behind a handful of similarly-sized condo developments recently pitched for Cabbagetown South<\/a> and Chaplin Estates<\/a>.<\/p>\n\n The prospective development site is located on the south side of Pleasant Boulevard, just southeast of the Yonge Street and St. Clair Avenue East intersection. A one-storey Circle K convenience store and a surface parking area occupy the rectangular, 5,655-square-foot lot, which is bordered by a north-south public laneway to the west.<\/p>\n The development proposal calls for a 14-storey structure with 700 square feet of retail space on the ground floor, accounting for 56,063 square feet of gross floor area. The retail portion, which is accessible from Pleasant Boulevard, would sit in the building\u2019s northwest corner. The ground floor is shared by a residential lobby, mailroom, bicycle storage and a dog-wash room.<\/p>\n The condo units would occupy the building\u2019s second to 13th floors. From the second level, the structure cantilevers over the retail and residential lobby entrances below, while inset balconies and terraces would be incorporated for condo units located on the north, south and west sides. Of the 72 condo units, the breakdown would include nine bachelor suites, 44 one-bedroom, 12 two-bedroom and seven three-bedroom units.<\/p>\n A total of 4,730 square feet in indoor and outdoor amenity space is proposed for the new building. A 1,291-square-foot outdoor amenity area with a 2,541-square-foot indoor component is proposed for the 14th floor.<\/p>\n No parking is included in the development application, with the exception of one spot intended for pick-up and drop-off use.
