Dream, one of the two developers collaborating on the proposal, is working on a number of high-profile projects across the city, including <a href=\"https:\/\/www.livabl.com\/toronto-on\/forma\">Mirvish+Gehry Condos<\/a> and <a href=\"https:\/\/www.livabl.com\/toronto-on\/canary-house-condos\">Canary House Condos<\/a>.<\/p>\n\n<p>The lot being eyed for redevelopment is located on the south side of Imperial Street between Duplex Avenue and Yonge Street, just north of Davisville Avenue. A four-storey commercial office building with surface parking currently occupies the 10,965-square-foot site.<\/p>\n<p>The mid-rise office building would be demolished to make way for the new structure, which would span 113,193 square feet of gross floor area.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/03\/imperial_side.jpg\" rel=\"lightbox[214048]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-214053\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/03\/imperial_side.jpg\" alt=\"\" width=\"1158\" height=\"851\" \/><\/a><em>Rendering:\u00a0BDP Quadrangle<\/em><\/p>\n<p>Of the 144 condos proposed, the breakdown would include 14 live-work suites, 46 one-bedroom, 47 one-bedroom-plus-den, 22 two-bedroom and 15 three-bedroom units. The live-work units would occupy the second and third floors, ranging from 608 to 908 square feet in size. A business centre and meeting room have also been pitched for the building\u2019s second level in an effort to facilitate the needs of future residents who will likely work from home.<\/p>\n<p>\u201cThese elements have been included in recognition of the expectation that there will be an increased number of people working from home on an ongoing basis following COVID-19,\u201d explains the planning rationale written by Goldberg Group.<\/p>\n<p>Totalling 6,985 square feet throughout the building, indoor and outdoor amenity space would be allocated on the building\u2019s second floor. The ground-floor lobby, accessible from Imperial Street, would be shared by a dog wash area, concierge desk, mail area and parcel room, according to the application\u2019s architectural drawings.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/03\/imperial-close-up.jpg\" rel=\"lightbox[214048]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-214054\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/03\/imperial-close-up.jpg\" alt=\"\" width=\"1118\" height=\"829\" \/><\/a><em>Rendering:\u00a0BDP Quadrangle<\/em><\/p>\n<p>Eighteen car spaces would be provided at the rear of the building in two-level parking stackers, while a below-grade basement would offer 157 bicycle parking spaces and resident storage.<\/p>\n<p>In the neighbourhood, registration is currently open for <a href=\"https:\/\/www.livabl.com\/toronto-on\/the-millwood\">The Millwood Condos<\/a>, while sales and construction are underway at <a href=\"https:\/\/www.livabl.com\/toronto-on\/uovo\">UOVO Boutique Residences<\/a>.<\/p>\n<div
