Renderings depict a new 63,500-square-foot Vons location, a commercial gym, and restaurant space with outdoor seating.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/vons-enterance-710-broadway.jpg\" rel=\"lightbox[213640]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-213642\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/vons-enterance-710-broadway.jpg\" alt=\"\" width=\"447\" height=\"600\" \/><\/a><em>Rendering:\u00a0<a href=\"http:\/\/www.largearch.com\/\" class=\"external\" target=\"_blank\">Large Architecture<\/a><\/em><\/p>\n<p>Although designed as a singular structure with an interior courtyard, <a href=\"https:\/\/www.livabl.com\/architect\/large-architecture\">Large Architecture<\/a> envisions three distinct exterior treatments \u2014 described as \u201ccurvilinear,\u201d \u201cfolded,\u201d and \u201cwavy\u201d \u2014 to create visual interest. The building\u2019s fa\u00e7ade would be characterized by weathered gray brick, wood accents, bronze-tone metal louvers, punch windows, slatted balcony screens and frameless glass railings.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/710-broadway-heights.jpg\" rel=\"lightbox[213640]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-213643\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/710-broadway-heights.jpg\" alt=\"\" width=\"1024\" height=\"433\" \/><\/a><em>Rendering:\u00a0<a href=\"http:\/\/www.largearch.com\/\" class=\"external\" target=\"_blank\">Large Architecture<\/a><\/em><\/p>\n<p>Architectural drawings depict the Lincoln Boulevard frontage rising five stories, while the 7th Street frontage reaches eight stories. There would be a mix of studio, one-bedroom, two-bedroom and three-bedroom units, including 90 deed-restricted affordable units. Floorplans would range from 460 to 1,250 square feet and a significant share of units would feature private balconies.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/710-broadway-lobby.jpg\" rel=\"lightbox[213640]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-213644\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/710-broadway-lobby.jpg\" alt=\"\" width=\"448\" height=\"600\" \/><\/a><em>Rendering:\u00a0<a href=\"http:\/\/www.largearch.com\/\" class=\"external\" target=\"_blank\">Large Architecture<\/a><\/em><\/p>\n<p>Residents would have access to a lobby with a mailroom, package storage and leasing office, a landscaped courtyard and a sizable roof deck, however, few details are known about the amenity spaces.<\/p>\n<p>The 2.49-acre site is currently improved by a one-story Vons grocery store built in 1995 and a large asphalt surface parking lot.
