Nevertheless, construction forged ahead in the city\u2019s burgeoning downtown and 1,393 new rental apartments were delivered across four luxury high-rises, according to a <\/span><a href=\"https:\/\/ctycms.com\/ca-dtla\/docs\/dtla-market-report-q4-2020.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">year-end report<\/span><\/a><span style=\"font-weight: 400\"> by the Downtown Center Business Improvement District.<\/span><\/p>\n<p><span style=\"font-weight: 400\">These new residential projects included <\/span><span style=\"font-weight: 400\">AMP Lofts<\/span><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/greystar\"><span style=\"font-weight: 400\">Greystar<\/span><\/a><span style=\"font-weight: 400\">, a 320-unit residence near the Arts District; HWH Luxury Living by Standard Development, a 188-unit residence in the renovated Herman W. Hellman building; <\/span><span style=\"font-weight: 400\">THEA<\/span><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/greenland-usa\"><span style=\"font-weight: 400\">Greenland USA<\/span><\/a><span style=\"font-weight: 400\">, a 685-unit residence within the $1 billion Metropolis mixed-use development; and <\/span><span style=\"font-weight: 400\">1133 South Hope<\/span><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/greystar\"><span style=\"font-weight: 400\">Greystar<\/span><\/a><span style=\"font-weight: 400\"> and <\/span><a href=\"https:\/\/www.livabl.com\/builder\/zl-properties\"><span style=\"font-weight: 400\">Z&amp;L Properties<\/span><\/a><span style=\"font-weight: 400\">, a 200-unit residence in emerging South Park.\u00a0<\/span><\/p>\n<p>Prior to 1999, there were fewer than 12,000 residential units in all of DTLA \u2014 a relative ghost town within the nation\u2019s second-largest city. Today, that number has ballooned to 49,385 and an additional 4,829 units are currently under construction. There are over two dozen residential projects in the works throughout downtown with many more in the planning stages.<\/p>\n<p>While the construction sector may have shown resilience, the shuttering of downtown office buildings and urban amenities caused apartment rents to decline sharply in 2020. According to the report, the typical asking rent of a DTLA apartment fell $335 year-over-year in the fourth quarter to $2,402. The average price per square foot of an apartment decreased from $3.25 to $2.92 as the vacancy rate hit 15.7 percent.<\/p>\n<p>The typical price per square foot of a downtown condominium dropped from $650 to $635 during the same period and there were nine fewer transactions than in Q4 2019. The last few months of the year were further hindered by the regional stay-at-home order that was implemented in early December. Although real estate was considered an essential service, many Angelenos were discouraged from moving during this time due to surging COVID-19 cases and the onset of the holiday season.<\/p>\n<p><span style=\"font-weight: 400\">With the end of the pandemic on the horizon, optimism is returning to DTLA. Among the rental projects anticipated to open in 2021 are <\/span><span style=\"font-weight: 400\">The Grand<\/span><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/related-california\"><span style=\"font-weight: 400\">The Related Companies<\/span><\/a><span style=\"font-weight: 400\">, a mixed-use development designed by Frank Gehry that will add over 400 units; 945 W. 8th by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/brookfield-properties\"><span style=\"font-weight: 400\">Brookfield Properties<\/span><\/a><span style=\"font-weight: 400\">, a 64-story high-rise in the Financial District featuring 784 units; and <\/span><span style=\"font-weight: 400\">Eighth &amp; Figueroa<\/span><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/mitsui-fudosan-america\"><span style=\"font-weight: 400\">Mitsui Fudosan America<\/span><\/a><span style=\"font-weight: 400\">, a 438-unit glass and steel tower only steps away from the 7th Street\/Metro Center transit hub.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Condominium projects slated to open this year include <\/span><a href=\"https:\/\/www.livabl.com\/los-angeles-ca\/perla-on-broadway\"><span style=\"font-weight: 400\">Perla on Broadway<\/span><\/a><span style=\"font-weight: 400\"> by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/scg-america\"><span style=\"font-weight: 400\">SCG America<\/span><\/a><span style=\"font-weight: 400\">, a collection of 450 for-sale residences near Pershing Square; <\/span><a href=\"https:\/\/www.livabl.com\/los-angeles-ca\/oceanwide-plaza\"><span style=\"font-weight: 400\">Oceanwide Plaza<\/span><\/a><span style=\"font-weight: 400\"> by Oceanwide Holdings, a 42-story tower with 405 suites in South Park; and 945 W. 8th St. by <\/span><a href=\"https:\/\/www.livabl.com\/builder\/brookfield-properties\"><span style=\"font-weight: 400\">Brookfield Properties<\/span><\/a><span style=\"font-weight: 400\">, a 784-unit mixed-use development adjacent to the FIGat7th shopping center.\u00a0<\/span><\/p>\n<div id='pressboard-ad-sponsorship-msg'><\/div>\n","protected":false},"excerpt":{"rendered":"<p>There are over two dozen residential projects in the works throughout downtown with many more in the planning stages.<\/p>\n","protected":false},"author":12,"featured_media":213600,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"content-type":"","apple_news_api_created_at":"2021-02-17T23:11:24Z","apple_news_api_id":"a50f4594-d951-4dbd-93d2-2cddaaef6dd7","apple_news_api_modified_at":"2021-02-20T01:30:23Z","apple_news_api_revision":"AAAAAAAAAAAAAAAAAAAAAg==","apple_news_api_share_url":"https:\/\/apple.news\/ApQ9FlNlRTb2T0izdqu9t1w","apple_news_coverimage":0,"apple_news_coverimage_caption":"","apple_news_is_hidden":false,"apple_news_is_paid":false,"apple_news_is_preview":false,"apple_news_is_sponsored":false,"apple_news_maturity_rating":"","apple_news_metadata":"\"\"","apple_news_pullquote":"","apple_news_pullquote_position":"middle","apple_news_slug":"","apple_news_sections":["https:\/\/u48r14.digitalhub.com\/sections\/09b86915-7d2b-3acd-915b-b215002d01b7"],"apple_news_suppress_video_url":false,"apple_news_use_image_component":false,"footnotes":""},"categories":[11269],"tags":[],"coauthors":[8647],"apple_news_notices":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v22.4 -
