Many of these investors were highly leveraged and lacked the capital to weather the sudden downturn in the market, such as falling rents and surging vacancies.<\/p>\n<p>That brings us to one of the pandemic&#8217;s most important lessons: Always have an emergency fund to account for vacancies and other unpredictable events.<\/p>\n<h2><b>Did the pandemic have any positive impacts on the housing market?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-3-488_university_ave_unit_3102_living_room.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213263\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-3-488_university_ave_unit_3102_living_room.jpg\" alt=\"\" width=\"1024\" height=\"683\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: 488 University Ave. \u2013 Unit 3102 MLS# C5074112<\/span><\/i><\/p>\n<p>Yes. While the pandemic has been hard for sellers, it has created buying opportunities.\u00a0This is especially true for first-time buyers who are fortunate enough to still be employed.\u00a0<span style=\"font-weight: 400;\">In fact, the <\/span><a href=\"https:\/\/www.winslai.com\/2021-toronto-condo-market\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">average condo<\/span><\/a><span style=\"font-weight: 400;\"> now costs $50,000 to 60,000 less compared to just a few months ago.<\/span><\/p>\n<p>Condos in the $500,000-range, especially those near subway lines, are seeing tremendous activity, with properties attracting multiple offers. So market volatility isn&#8217;t without its advantages.<\/p>\n<p>But with vaccinations underway, this may soon change.<\/p>\n<h2><b>How has the pandemic affected the freehold market?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-4-toronto_suburbs.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213264\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-4-toronto_suburbs.jpg\" alt=\"\" width=\"1024\" height=\"684\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: Wins Lai<\/span><\/i><\/p>\n<p>As I previously mentioned, COVID had the opposite effect on houses, pushing them into a seller&#8217;s market. With remote work being the new norm, many are choosing to swap the city for the suburbs and condos for houses.<\/p>\n<p><span style=\"font-weight: 400;\">As a result, the freehold market saw massive <\/span><a href=\"https:\/\/trreb.ca\/files\/market-stats\/market-watch\/mw2012.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">double-digit gains<\/span><\/a><span style=\"font-weight: 400;\"> in both sales and prices.\u00a0<\/span>If trends hold, I predict the downtown freehold market will break the $2 million barrier this year.\u00a0That will push more buyers (especially new ones) back to condos due to their affordability.<\/p>\n<p><span style=\"font-weight: 400;\">According to the <\/span><a href=\"https:\/\/trreb.ca\/files\/market-stats\/market-watch\/mw2012.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">latest figures<\/span><\/a><span style=\"font-weight: 400;\">, the average price of a detached home in downtown Toronto is $1,475,758.\u00a0<\/span>Compare that to condos, which cost $625,828. That means you can buy two condos for the price of one detached home \u2014 and still have money left over! Of course, it all depends on your budget and needs.<\/p>\n<h2><b>What advice do you have for renters?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-5-20_richardson_st_living_room.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213265\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-5-20_richardson_st_living_room.jpg\" alt=\"\" width=\"1024\" height=\"683\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: 20 Richardson St. \u2013 Unit 3108 MLS# C5075560<\/span><\/i><\/p>\n<p>Renters currently have the opportunity to put their savings to work by buying a condo, then renting it out to others. The most difficult task is saving up for a down payment.\u00a0<span style=\"font-weight: 400;\">Fortunately, the government offers a <\/span><a href=\"https:\/\/www.cmhc-schl.gc.ca\/en\/nhs\/canada-first-time-home-buyer-incentive\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">range of programs<\/span><\/a><span style=\"font-weight: 400;\"> and rebates to make homeownership easier.<\/span><\/p>\n<p>Going from renter to investor has some big benefits.\u00a0<span style=\"font-weight: 400;\">Toronto&#8217;s historically low <\/span><a href=\"https:\/\/www03.cmhc-schl.gc.ca\/hmip-pimh\/en\/TableMapChart\/Table?TableId=2.2.33&amp;GeographyId=2270&amp;GeographyTypeId=3&amp;DisplayAs=Table&amp;GeograghyName=Toronto\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">vacancy rates<\/span><\/a><span style=\"font-weight: 400;\"> mean you&#8217;ll always be able to find tenants (as long as you remain flexible with pricing).\u00a0<\/span><span style=\"font-weight: 400;\">And as vaccines eliminate travel restrictions on tourism and <\/span><a href=\"https:\/\/www.fin.gov.on.ca\/en\/economy\/demographics\/projections\/#:~:text=Net%20migration%20to%20Ontario%20is,reach%20127%2C000%20by%202027%E2%80%9328\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">immigration<\/span><\/a><span style=\"font-weight: 400;\">, rental demand will soar.<\/span><\/p>\n<h2><b>I&#8217;m looking to upgrade from a one-bedroom condo to something bigger. Should I buy first or sell first?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-6-20_richardson_st_master_bedroom.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213266\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-6-20_richardson_st_master_bedroom.jpg\" alt=\"\" width=\"1024\" height=\"683\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: Wins Lai<\/span><\/i><\/p>\n<p>It&#8217;s a great time to up-size \u2014 especially since so many of us are working from home because of the pandemic. Although the one-bedroom market has picked up, you should always sell before you buy.\u00a0This way, you know how much money you have to work with.<\/p>\n<p>One of the first steps in your home buying journey is to speak with a mortgage broker.\u00a0They can advise you on all aspects of home buying, such as taxes, deposits, mortgage payments and anything else you need to know.<\/p>\n<p>Being able to waive financing on a property with multiple offers will also give you a better chance of landing it. That means knowing your mortgage pre-approval rate and having the funds on hand, unless you&#8217;re buying a pre-construction home that&#8217;s three to four years out.<\/p>\n<h2><b>Are condos still a good investment?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-7-488_university_ave_condo_exterior.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213267\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-7-488_university_ave_condo_exterior.jpg\" alt=\"\" width=\"1024\" height=\"682\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: Wins Lai<\/span><\/i><\/p>\n<p>Condos are a great investment for several reasons. First, they provide an affordable entry point into the market for investors and first-time home buyers.\u00a0<span style=\"font-weight: 400;\">Second, because of the pandemic, they are <\/span><a href=\"https:\/\/trreb.ca\/index.php\/market-news\/market-stats#condo-sales-stats\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">more abundant<\/span><\/a><span style=\"font-weight: 400;\"> than they have been in years.\u00a0<\/span><\/p>\n<p>That translates to less competition and lower prices \u2014 but this will change once more people get vaccinated.\u00a0<span style=\"font-weight: 400;\">While <\/span><a href=\"https:\/\/trreb.ca\/files\/market-stats\/market-watch\/mw2012.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">condo prices<\/span><\/a><span style=\"font-weight: 400;\"> fell 4.7 percent in December, sales actually rose 75.9 percent, indicating that prices will increase in the near future.<\/span><\/p>\n<p><span style=\"font-weight: 400;\">Plus, thanks to government support, people have built up <\/span><a href=\"https:\/\/www.bnnbloomberg.ca\/canadians-sitting-on-largest-cash-hoard-ever-recorded-cibc-1.1523872\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">record savings<\/span><\/a><span style=\"font-weight: 400;\"> in 2020.\u00a0<\/span>Many Canadians will be looking to invest their money in real estate.\u00a0And because detached homes cost twice as much as condos, they&#8217;ll be investing in the latter.<\/p>\n<p>In fact, with low interest rates, falling prices, massive inventory and lack of competition, there&#8217;s never been a better time to buy a condo.<\/p>\n<h2><b>Is buying a condo worth it in the end?<\/b><\/h2>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-8-488_university_ave_unit_4610_kitchen.jpg\" rel=\"lightbox[213260]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-213268\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/02\/Pic-8-488_university_ave_unit_4610_kitchen.jpg\" alt=\"\" width=\"1024\" height=\"681\" \/><\/a><i><span style=\"font-weight: 400;\">Photo: Wins Lai<\/span><\/i><\/p>\n<p>Let me put it this way&#8230;I bought my first condo (a pre-construction property) back in 2014 for $275,000.\u00a0Today, that same condo is worth $575,000.\u00a0That\u2019s a $300,000 increase in value in just 7 years (or $42,000 a year)!
