<\/a>Rendering:\u00a0Trolleybus Urban Development Inc \/ IBI Group<\/em><\/p>\nLocation: 5 Cosburn Avenue, Toronto<\/a><\/em> A series of detached and semi-detached properties in East York\u2019s Broadview North neighbourhood could make way for a new condo tower with over 300 units.<\/p>\n In mid-December, a rezoning application was submitted<\/a> to city planners to construct a 15-storey mid-rise building that would deliver 316 condo units to 5 Cosburn Avenue in Toronto. The developer, Trolleybus Urban Development Inc, has a number of condo projects currently in the works across the city, including Keewatin<\/a>, 346 Davenport<\/a> and Empire Midtown<\/a>.<\/p>\n\n The irregularly-shaped, 48,620 square-foot development site is located east of Broadview Avenue, bordered by Cosburn and Gowan avenues to the north and south. The site spans 5-19 Cosburn Avenue and 8-40 Gowan Avenue, currently encompassing a mix of detached and semi-detached properties.<\/p>\n The proposed development is described as two distinct buildings that are connected by a four-storey base podium in the planning rationale prepared by Bousfields Inc. Ten two-storey townhomes would also be constructed along the four-storey podium, fronting onto Gowan Avenue.<\/p>\n The rectangular Gowan Avenue building would rise eight storeys in height and consist of various architectural setbacks. The ninth floor would provide a 699-square-foot indoor amenity space, in tandem with a 4,843-square-foot outdoor landscaped deck in the building\u2019s southwest corner and a 1,291-square-foot green roof.<\/p>\n On the top floor, the structure connects to the 15-storey Cosburn Building, which would be built at a northwest to southeast angle. All units in the both the Gowan and Cosburn buildings would have access to private outdoor terraces or balconies, the rationale explains.<\/p>\n Two residential lobbies would be built on the ground floor at the north and south ends of the site, connected by a central corridor that runs between Cosburn and Gowan avenues. The same floor is also shared by indoor and outdoor amenity space, plus a bicycle storage room. Approximately 13,605 square feet of amenity space has been proposed for the site. A 4,908-square-foot public park has also been slated for the site\u2019s northwest corner.<\/p>\n Of the 316 proposed condo units, the breakdown would include 207 one-bedroom, 76 two-bedroom and 33 three-bedroom suites, including the 10 townhomes.
