<\/a>Rendering:\u00a0RAW Design<\/em><\/p>\nLocation: 1161 Kingston Road, Scarborough<\/a><\/em> A small gas station and auto repair shop in Scarborough\u2019s Birch Cliff neighbourhood could be replaced by a mid-rise condominium development.<\/p>\n On December 18th, 2020, a Site Plan Application was submitted to city planners<\/a> to construct an eight-storey, mixed-use building with 56 units at 1161 Kingston Road in Scarborough. The area has seen a handful of new condo developments reach completion over the last few years, including Kingston&Co Condos<\/a>, Beech House Condos<\/a> and Residences at The Hunt Club<\/a>.<\/p>\n\n The 14,638-square-foot development lot is located at the southeast corner of Kingston Road and Courcelette Road, and is currently occupied by a gas station, an auto repair shop and surface parking. A paved driveway at the rear of the site provides access from Courcelette Road, but not to the gas station area, the application\u2019s cover letter explains.<\/p>\n The new building would reach a height of 27.7 metres (90.87 feet) and span a total gross floor area of 54,551 square feet. Approximately 2,389 square feet would be reserved for ground-floor retail space.<\/p>\n The floorplan breakdown would consist of 31 one-bedroom, 21 two-bedroom and four three-bedroom suites, averaging between 570 and 1,076 square feet in size. Four units located on floors seven and eight would be constructed as two-storey residences. Angled balconies and architectural setbacks on each level would provide every unit with a private balcony or terrace.<\/p>\n A total of 2,411 square feet of indoor and outdoor amenity space would be provided in the building, located on the ground and seventh floor.
