<\/a>Rendering: IBI Group<\/em><\/p>\nLocation: 2345 Finch Avenue West, North York<\/em> The multi-phase residential project currently underway in Humbermede<\/a>, on the site of the former Finch Weston Mall, is moving closer to completion with an application to build the final additions to the master-planned community.<\/p>\n On December 18th, 2020, city planners received an Official Plan Amendment and rezoning application to build<\/a> five new apartment buildings with 2,237 units at 2345 Finch Avenue West and 3415-3499 Weston Road.<\/p>\n\n The planning rationale authored by Bousfields Inc. explains that the land owner is undertaking a multi-phase redevelopment of the master-planned 12.7-acre site, which currently consists of five rental towers across two plots, known as Block One and Block Two. The most recent application would see the creation of the final phases of the development on the northern portion of the master-plan site, with five additional rental buildings, retail space and parkland.<\/p>\n The application\u2019s development site, designated as Blocks Three and Four, is located on the southeast corner of Finch Avenue West and Weston Road. Joining into Weston Road, Zappacosta Drive flanks the blocks to the south, dividing the areas from Blocks One and Two. The Canadian Pacific Railway runs along the eastern side of the development sites, which spans approximately 261,358 square feet. Finch Weston Mall previously occupied the lands, however, it has since been demolished.<\/p>\n The five new rental buildings, dubbed Buildings A to E, would range from 20 to 55 storeys in height, housing 2,237 purpose-built rental units and approximately 12,916 square feet of retail space.<\/p>\n Of the 2,237 units proposed, the breakdown would consist of 82 bachelor suites, 1,264 one-bedroom, 778 two-bedroom and 113 three-bedroom units, unevenly distributed between the towers. Average suite sizes between the buildings would range from 349 to 947 square feet. Each tower contains a mix of indoor and outdoor amenity space, varying from a total of 13,777 to 25,101 square feet.<\/p>\n One privately-owned, publicly accessible space (POPS) would be built in Blocks Three and Four, which would include dog play areas and a lawn with an amphitheatre.
