The Plan identifies over 1,100 single-family lots for townhouses, creating opportunities for up to 8,200 units of this housing type.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/01\/502-W-61st-Ave_Elevation.jpg\" rel=\"lightbox[211901]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-211903\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/01\/502-W-61st-Ave_Elevation.jpg\" alt=\"502 W 61st Ave_Elevation\" width=\"1496\" height=\"564\" \/><\/a><\/p>\n<p>If approved, the Stuart Howard proposal would replace an existing detached single-family home with a four-unit, three-storey-plus-basement structure on the north portion of the site, and a two-unit, three-storey building on the south end. The development would include 14 spots for bicycle storage and three vehicular parking spaces at the rear with access from the laneway.<\/p>\n<p>Rising to a proposed height of 35 feet, the project would blend into the residential neighbourhood, which currently consists of older bungalows and renovated two-storey homes. There\u2019s also a series of mid-rise condominiums along Cambie Street, just east of the property.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/01\/502-W-61st-Ave_ElevationSouth.jpg\" rel=\"lightbox[211901]\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2021\/01\/502-W-61st-Ave_ElevationSouth.jpg\" alt=\"502 W 61st Ave_ElevationSouth\" width=\"1710\" height=\"598\" class=\"aligncenter size-full wp-image-211943\" \/><\/a><\/p>\n<p>Nearby landmarks include Winona Park, Langara College and the Langara Golf Course. A few minutes south of the neighbourhood is a largely commercial area at Cambie Street and Southwest Marine Drive. The area is dotted with shops, big-box stores and office complexes, along with a handful of high-rise condominiums.<\/p>\n<p>The exterior of the building would feature modern architecture characterized by flat roof lines, brick and stucco cladding, and expansive steel-framed, double-glazed windows.<\/p>\n<p>Inside, the project would house a total of six units including five multi-level townhouses and one single-level garden suite.
