<\/a>Rendering:\u00a0TACT Architecture Inc.<\/em><\/p>\nLocation: 380 Donlands Avenue, Toronto<\/em> Just south of the Lower Don Parklands and a stone\u2019s throw away from the DVP, a purpose-built rental project has been proposed for a corner lot in Old East York.<\/p>\n In November, a Zoning By-law Amendment and Site Plan Approval application was submitted<\/a> to city planners by Busta Ventures Inc. to construct a seven-storey, mixed-use rental building at 380 Donlands Avenue. The architect on the application, TACT Architecture Inc, is behind a number of other prominent Toronto new residential projects, including The Poet Condos<\/a> and Kingsway Crescent.<\/a><\/p>\n\n The development site in question sits on the southwest corner of O\u2019Connor Drive and Donlands Avenue. Spanning 0.36 acres, the lot is occupied by a one-storey Beer Store location and surface parking, with the majority of the lot\u2019s frontage looking onto O\u2019Connor Drive to the north.<\/p>\n With a total gross floor area of 60,014 square feet, the proposed development would house retail and residential uses, dedicating 4,243 square feet to retail space on the ground floor with frontages onto the streets of the intersection. A recessed residential lobby entrance would be located off of Donlands Avenue, providing pedestrian access to indoor amenity space, a bike room and pet wash area, according to the architectural plans.<\/p>\n Approximately 3,143 square feet of indoor and outdoor amenity space would be provided for residents throughout the building. Setbacks located across various levels would make space for private outdoor rooftop terraces. A green roof would be constructed on the top level, along with a communal outdoor amenity area.<\/p>\n Of the 73 rental units proposed for the building, the breakdown includes 27 one-bedroom, 39 two-bedroom and seven three-bedroom units. Unit sizes range from 555 to 988 square feet.<\/p>\n A two-level underground parking garage, accessible from a driveway off of O\u2019Connor Drive and an internal ramp, would provide 58 parking spaces. Fourteen spaces would be reserved for visitor use.
