<\/a><\/p>\nThe team behind a new development proposed for Grandview-Woodland is looking to convert the project to entirely purpose-built rentals while adding two new floors and additional units.<\/p>\n
The original rezoning application by IBI Group Architects<\/a> and Jameson Development Corporation<\/a> was approved by Council in 2018 and consisted of a 10-storey development with commercial at-grade and a mix of condo and rental units. The revised proposal would have 114 rental suites including 23 affordable units. Council is accepting public comments until December 24th.<\/p>\n The updated suite breakdown features 91 market rentals comprising nine studios with an average size of 388 square feet, 48 one-bedroom units with an average size of 495 square feet, 31 two-bedroom units with an average size of 695 square feet and three three-bedroom units around 932 square feet. A total of 23 affordable units will be available consisting of three studios, 12 one-bedroom units, five two-bedroom units and three three-bedroom units.<\/p>\n The 12-storey mid-rise boasts a modern exterior, characterized by a dynamic facade with balconies arranged in a semi-random pattern, while the use of brick walls help mitigate sound and contribute to the building\u2019s energy efficiency.<\/p>\n \u201cConsidering the rationale behind the massing, the building has been sculpted related to its content,\u201d reads the design rationale. \u201cThe south elevation facing East Broadway will have enclosed balconies arranged in a semi-random pattern of brick and glazing to create more interest in the facade.\u201d<\/p>\n<\/a><\/p>\n<\/a><\/p>\n
