Folonis Architects<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">More than a year after its preliminary hearing, the Santa Monica Architectural Review Board has <\/span><a href=\"https:\/\/www.smgov.net\/departments\/pcd\/agendas\/Architectural-Review-Board\/2020\/20201116\/s20201116-07-1.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">signed off<\/span><\/a><span style=\"font-weight: 400\"> on the design of a proposed eight-story, mixed-use building at <\/span><span style=\"font-weight: 400\">501 Broadway<\/span><span style=\"font-weight: 400\">.<\/span><\/p>\n<p><span style=\"font-weight: 400\">Prolific developer <\/span><a href=\"https:\/\/www.livabl.com\/builder\/ws-communities\"><span style=\"font-weight: 400\">WS Communities<\/span><\/a><span style=\"font-weight: 400\"> intends to transform the northeast corner of 5th Street and Broadway in downtown Santa Monica, replacing a single-story commercial building currently tenanted by The Black Tux.\u00a0<\/span><\/p>\n<p>Comprising 94 residential units and 7,260 square feet of ground-floor commercial space, the proposal for 501 Broadway will be recommended for approval when it\u2019s ultimately presented to City Council.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/501-broadway-street-level.jpg\" rel=\"lightbox[210613]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-210615\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/501-broadway-street-level.jpg\" alt=\"\" width=\"1024\" height=\"593\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W. Folonis Architects<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">501 Broadway will feature a three-story underground garage, housing 72 automobile and 163 bicycle parking spaces. The floorplan breakdown calls for 61 one-bedroom units, 19 two-bedroom units and 14 three-bedroom units. Nineteen on-site affordable apartments will also be included in a variety of layouts, mandated by a 2019 settlement agreement between the City and WS Communities that seeks to increase the supply of affordable housing.<\/span><\/p>\n<p><span style=\"font-weight: 400\">The project underwent significant design changes following a preliminary review on July 1, 2019. The Board suggested that <\/span><a href=\"https:\/\/www.livabl.com\/architect\/michael-w-folonis-architects\"><span style=\"font-weight: 400\">Michael W. Folonis Architects<\/span><\/a><span style=\"font-weight: 400\"> (MWFA) establish a stronger connection between the corner plaza and pedestrian realm, enliven the building\u2019s northern facade and improve the landscape design.\u00a0<\/span><\/p>\n<p>Newly-released renderings showcase these modifications, depicting a public plaza with planter benches, additional lighting, and a single support column in lieu of the two that were originally proposed. An open-air, second-floor podium deck has also been added, providing 1,368 square feet of common outdoor space.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/501-broadway.jpg\" rel=\"lightbox[210613]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-210614\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/501-broadway.jpg\" alt=\"\" width=\"1024\" height=\"822\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W.
