<\/a><\/p>\nImage:\u00a0AMArchitect<\/span><\/em><\/p>\n A unique small lot subdivision proposal could bring a variety of housing options to Haskell Avenue in Van Nuys.\u00a0<\/span><\/p>\n On Monday, an <\/span>application<\/span><\/a> was submitted to Los Angeles City Planning by Eddy Wan, CEO of WRKS, Inc., a real estate and financial consulting service. Plans call for 11, three-story townhouses with tandem two-car garages, in addition to two, two-story single-family homes that would each include a detached accessory dwelling unit (ADU) and an attached junior accessory dwelling unit (JADU).\u00a0<\/span><\/p>\n ADUs are often rented out to generate extra income, while JADUs are well-suited for families looking to house in-laws or live-in nannies. In regards to the proposed development, parcels 12 and 13 would feature 526-square-foot JADUs, each containing a kitchenette, in-suite laundry, an open-concept living and dining area, enclosed bedroom with a walk-in closet, and a full bathroom.<\/p>\n Images:\u00a0AMArchitect<\/span><\/em><\/p>\n Detached ADUs would measure 858 square feet, each touting an eat-in kitchen, living area, and two bedrooms with ensuite bathrooms and walk-in closets. A spacious courtyard would separate the main house from the ADU, creating a sense of privacy for renters.<\/span><\/p>\n The 1,863-square-foot single-family home floorplans would provide two-car garages, open-concept kitchen, living and dining areas, and five bedrooms, including one on the ground floor that could be converted into a home office.<\/p>\n Each second-floor bedroom would come complete with a walk-in closet and ensuite bathroom and the rooftops would be equipped with solar panels. The architecture would take inspiration from the Arts and Crafts movement, featuring decorative columns, blue-gray Hardiplank siding, and entry doors with stained glass detailing.<\/p>\n<\/a><\/p>\n
