The proposed project, which is referred to as <\/span><a href=\"https:\/\/www.livabl.com\/los-angeles-ca\/551-south-harvard-boulevard-condos\"><span style=\"font-weight: 400\">555 Harvard<\/span><\/a><span style=\"font-weight: 400\">, would set aside 15 affordable units for extremely low income households. It\u2019s unclear whether the market-rate units would be touted as rental or ownership housing, or a combination of the two.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-lobby.jpg\" rel=\"lightbox[210054]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-210059\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-lobby.jpg\" alt=\"\" width=\"1024\" height=\"573\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.next-arc.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Next Architecture<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">A two-story subterranean parking garage would provide 189 vehicle parking spaces, 18 of which would be reserved for patrons of the ground-floor businesses. There would also be storage for 110 bicycles. The property is a mere eight-minute walk from Wilshire\/Normandie station along the Metro D Line, and as such, is seeking several Transit Oriented Communities (TOC) incentives.<\/span><\/p>\n<p>Five ground-floor commercial spaces would occupy the corner of Harvard and 6th Street, suitable for restaurant or retail use. A residential lobby with a leasing office would also share this level.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-tea-shop.jpg\" rel=\"lightbox[210054]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-210060\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-tea-shop.jpg\" alt=\"\" width=\"1024\" height=\"575\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.next-arc.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Next Architecture<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">On the second floor, an indoor fitness center and lounge space would be accompanied by a 269-square-foot dog park and an open-air courtyard with a pool and spa, barbecue counter, dining tables and chaise lounges. A landscaped roof deck would also include fire pits, a barbecue, synthetic grass lawn, dining tables with umbrellas, daybeds and citrus trees.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-street-sign.jpg\" rel=\"lightbox[210054]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-210061\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/11\/harvard-street-sign.jpg\" alt=\"\" width=\"1024\" height=\"575\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.next-arc.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Next Architecture<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">Designed by Long Beach-based\u00a0<\/span><a href=\"https:\/\/www.livabl.com\/architect\/next-architects\"><span style=\"font-weight: 400\">Next Architecture<\/span><\/a><span style=\"font-weight: 400\">, the U-shaped building would feature a prominent, rounded corner, protruding balconies with glass or steel railings, and a contemporary blue, white, grey and tan color palette.
