<\/a>Rendering:\u00a0Richard Wengle Architect Inc.<\/em><\/p>\nLocation: 3180 Yonge Street, Toronto<\/a><\/em> A handful of mixed-use buildings in Toronto\u2019s Bedford Park neighbourhood would be cleared to make way for a new mid-rise condo building if a new proposal moves forward.<\/p>\n This week, a zoning bylaw amendment application was submitted<\/a> to city planners to construct a 12-storey mixed-use condominium development at 3180 – 3202 Yonge Street. The architect, Richard Wengle Architect Inc, has worked on several other condo projects in the city, including 10 Prince Arthur<\/a>, 36 Birch<\/a> and 89 Avenue, Yorkville.<\/a><\/p>\n The proposed development site sits on the southwest corner of Yonge Street and Woburn Avenue, just north of the Yonge Street and Lawrence Avenue East intersection. Twelve two-storey properties occupy the rectangular site, which incorporate a variety of residential, commercial and office uses.<\/p>\n\n The application seeks to redevelop the site into a mixed-use building that would span 135,133 square feet of gross floor area, with a height ranging from nine to 12 storeys. The tallest part of the structure would front onto the southern portion of the property, stepping down in height from the south to the north.<\/p>\n Access to the residential entrance and lobby would be provided off of Yonge Street. The ground floor is shared by a concierge area, indoor amenity space, bicycle storage area and mailroom, plus five commercial units that total 6,618 square feet. Designated customer entries and visual storefronts will be provided off of Yonge Street. An outdoor common amenity space with an indoor amenity area is proposed for the tenth floor. Private terraces are also proposed from the second floor and up.<\/p>\n Of the 109 condominium units, the breakdown would consist of 15 one-bedroom-plus-den, 38 two-bedroom, 44 two-bedroom-with-den and 12 three-bedroom suites.<\/p>\n \u201cA range of unit sizes are contemplated for the proposed development which accommodate a diversity of households including larger households and households with children,\u201d explains the planning rationale, written by Weston Consulting.<\/p>\n A two-level underground parking garage would house 91 parking spaces, accessible by a rear laneway.
